Recent events in Hackney have revealed a deeply troubling case: a specially designed, disabled-access home, meant for a key worker, was being rented out on Airbnb for £164 per night. Residents, outraged by this misuse, have spoken out with banners and protests, highlighting the struggles faced by disabled individuals trying to secure suitable housing. Unfortunately, this is not an isolated incident. Across London, more than 50,000 social homes are reportedly affected by tenancy fraud, underscoring the scale of the issue. This situation highlights the critical need to safeguard affordable and social housing. Tenancy fraud has a wide-reaching impact—not just on the families who are in urgent need of housing but also on the integrity of systems designed to provide stability and security for vulnerable individuals. At Title Guardian, we are dedicated to addressing challenges like this. Through innovative technology and robust processes, we work to prevent fraud and ensure that homes are used for their intended purpose. By protecting housing integrity, we can help ensure that these vital resources are preserved for the people who genuinely need them. Housing is a fundamental right, and cases like this should inspire collective action. Whether through policy changes, technology, or community awareness, it’s vital to create a system that prioritises fairness and supports those in need. An interesting first week at Title Guardian for our new starter.
My First Week at Title Guardian: An Eye Opener My first week at Title Guardian has been super busy. Lots of learning during my induction and some great meetings, including with some of the biggest social housing providers and corporate landlords in the UK. However, Friday morning comes along, and I’m feeling good after a positive first week when I receive an email from one of the directors asking me for ‘urgent help' and asking me to contact him on whattsapp. However, this email I received wasn’t actually from a director, but from someone trying to scam me into buying them an Amazon gift card. It didn’t take long to realise just how misguided their attempt was—contacting me, a new hire who has joined an anti-fraud business? Really? Rather than ignore it, I decided to follow the trail and asked the team (the clever engineers who create the magic) to look into this. Our systems flagged their operation: location, email trail, and all the details we needed. It was fascinating to see how quickly and effectively our technology works to identify risk. While this attempt was almost laughable (please see screenshots and the voucher we responded with), it’s a stark reminder of how common these scams are—and how many people fall victim to them. At Title Guardian, we specialise in tackling fraud, particularly property-related fraud and identity theft. Seeing our technology in action really highlighted why this work is so crucial. 🛑 A quick tip: If you're new in a company and anyone asks you to buy a gift card out of the blue, it’s almost certainly a scam. Scammers rely on urgency and manipulation, so take a moment to verify before taking action. This experience reinforced the importance of staying vigilant—both personally and professionally. If you’ve encountered anything suspicious, especially in the property sector, don’t hesitate to reach out. Together, we can make the digital and physical worlds safer. #AntiFraud #CyberSecurity #TitleGuardian #StayVigilant #titlefraud #fraud

Are You Compliant? Major Changes Coming for Property Professionals From 14 May 2025, all property professionals—whether letting agents, estate agents, or others involved in facilitating property transactions—will face mandatory sanctions checks, regardless of the total rent or property value. Non-compliance isn’t an option—severe penalties await those who fail to follow the new rules. If you’re instructed by a prospective landlord or tenant to find land to let for a month or more, you must: - Conduct sanctions checks on landlords at the point of instruction. - Check tenants before finalising any letting agreement. These requirements apply to all agreements lasting one month or longer, no matter the rent or property value. This is a significant change, but integrating these checks into your processes now will save you from future headaches. At Title Guardian, we’re here to help property professionals navigate these new obligations with ease. Protecting Property Owners and Supporting Professionals: Lessons from the High Court Yesterday, the High Court ruled in Social Money Ltd v Attwells Solicitors LLP that a dispute involving identity fraud in a £775,000 property transaction must proceed to trial. A fraudster, posing as the registered property owner, successfully secured funds—highlighting how sophisticated fraudulent activity can infiltrate the property market, leaving firms, agents, and clients exposed. This case is a stark reminder of the critical importance of robust identity verification processes to protect property owners and safeguard the professionals they trust—law firms, conveyancers, and estate agents. At Title Guardian, we provide identity checks and proactive monitoring services to ensure property transactions are secure and compliant. From verifying identities to keeping property owners protected, we help professionals stay one step ahead. Learn how we can help protect your clients and your business: titleguardian.co.uk. Congratulations to the team at L&Q for their continued efforts in tackling tenancy fraud. The recovery of £24,843 in unlawful profits from an illegally sublet social housing property is a significant achievement, safeguarding resources meant for those who need them most. With 67 cases of tenancy fraud identified this year alone, it’s clear that proactive investigations and partnerships like those with the Tenancy Fraud Forum are essential in addressing the £244m annual cost to taxpayers caused by illegal subletting.
