Last month Mike spoke with Robyn Hewson of Insider Media about High Density Development for a feature published in the February / March edition of North West Business Insider magazine. A riveting read, with contributions from the likes of Max Bentham of Muse, George Smith and Amy Butler of Cole Waterhouse, Paul Morris of Civic Engineers, and ged couser of BDP (Building Design Partnership Ltd). Mike, talking about Proximity Risk: "developers can face a host of challenges when building at density, including rights of light, daylight and sunlight impacts, solar glare, and wind micro-climate considerations" "When these Proximity Risk issues aren't managed proactively it can cause programme delays, variations leading to cost increases, funding problems, and impact viability" “Proximity Risk issues can be mitigated by design so it’s important that they’re considered and understood at the design stage. Often flexible application in high density urban areas is permitted within guidelines for site planning, including the new NPPF. Getting in early is the key to successful management of these risks. Congratulations to Jarron Developments for obtaining Planning Permission earlier this week for their "Metalworks" scheme in Liverpool. Falconer Chester Hall designed. EDGE Consulting Engineers involved to ensure the building will stand up. Other consultants involved (too many to mention - feel free to big yourselves up here). Proximity provided daylight and sunlight amenity services (both internal design and external impact assessments) in support of the planning application. We're looking forward to seeing this one built out.

We visited GPHG HQ yesterday afternoon and spent some time with the Development Team on some rights of light discussion and training. We covered the general principles, touched on some notable cases that have helped define the current rights of light landscape, went behind the scenes on how rights of light is measured in practice, chatted through the claims handling process, lamented how expensive insurance is these days and discussed what can be done to promote “best value” insurance.
