“We have been very pleased with our general contractors, Carnes Builders, for many reasons. I will only mention three: First, their relationship with their subcontractors is such that our project is being completed on schedule. We are in the final weeks of finishing up and it is easy for me to see from the remaining schedule that they are planning with the subcontractors ensures that they will not be bumping into each other. John is the kind of general contractor that good subcontractors like to work with because of his management skills and his attention to details that results in high quality craftsman-like work. Second, Carnes's method of communication, headed up by Wyndi Carnes and their office assistant, Monty Montgomery, is always clear and timely. Wyndi goes beyond the expectation of writing extremely clear emails and knowing when the phone is the best way of communicating about a problem, and what requires a face to face meeting. They make effective use of some apps to introduce choices and conduct discussions with specific subcontractors about issues. They have not only kept us abreast of progress, they have involved us fully in the resolution of problems that relate to function or aesthetics. I can go into the app on any of my devices and see what is scheduled for a particular day. Third, the Carnes team is very effective in working within the constraints of a condo. Our renovation was the second condo job they did in the Fan recently, and it is clear they know how to schedule things in a way that maintains decent relationships with our neighbors. Overall, the Carnes operation seems built on integrity and care. We have stopped in once nearly every week during this process of deconstruction and construction. The workmen are always polite and respectful and the work site is clean and uncluttered. Carnes Builders also builds custom housing so they have a vast amount of experience with the Richmond building and renovation industry. I believe John is the second generation owner. I have recommended them to three of my neighbors.”
