Merchants Capital recently closed a $24.9+ Million Fannie Mae M.TEB Forward for Union at Bluffs Run, a 192-unit affordable housing development located in Council Bluffs, Iowa. Additionally, Merchants Capital raised $22.5+ Million in LIHTC equity, and $81,600 in 45L equity for the residential community. Merchants Bank also provided a $41.5 Million Construction Loan for the development. Union at Bluffs Run will be built on a 10+ acre site and consist of four, three-story apartment-style buildings, in addition to another building that will house the leasing office, fitness center, and community room. The development will offer one-, two-, and three-bedroom floorplans, with all units being reserved for members of the Council Bluffs community making 60% of the AMI.
