Dornin Investment Group Acquires $50M NPL secured by Industrial/Flex Portfolio in Los Angeles. On December 23, 2024, real estate investment firm Dornin Investment Group (“DIG”) acquired an approximate $50M non-performing loan (“NPL”) off-market from a well-known national debt fund. The defaulted loan is secured by strategically located industrial/flex real estate buildings and land totaling 165,000 square feet occupied by strong credit tenants. The acquisition was capitalized with seller financing and programmatic joint venture equity. DIG has closed on approximately $700M in non-performing loan purchases across the United States. DIG also closed in June of 2024 on a $60M NPL Par UPB purchase secured by an industrial property in Southern California and over $150M in total debt investments in 2024. DIG sees momentum building going into the start of 2025. Chris Dornin, CEO at DIG remarks, “We had a strong year of debt investments exceeding $150M and are poised to kickoff 2025 with additional debt investments as we look to target over $250M of debt investments this year. DIG targets first trust deed position non-performing loans (NPLs) on well-collateralized real estate assets nationwide. Notes secured by collateral at values of 80% LTV or less can be purchased at or near Par UPB. Typical loan sizes range from $5M to $200M, secured by all major property types throughout the United States.
