'Tis the season for favorite holiday destinations, and Columbia's Mast General Store in the Main Street District is a much-loved mainstay for local holiday shoppers. This 1920s building was once home to Efird's and Lourie's department stores. Rehabilitation in 2011 adapted the building for Mast General Store on the ground floor and basement levels, with apartments above. One of Columbia's early historic tax credit projects, Mast General Store inspired future adaptive reuse projects on the 1600 block of Main Street. This project won an AIA Columbia Merit Award and Historic Columbia Preservation Award in 2012 and an AIA South Carolina Honor Award for Historic Preservation in 2013. Client-driven, collaborative design solutions for the built environment
About us
Our firm was founded with a vision to provide client-centered design solutions through a collaborative delivery model. Garvin Design Group knows that engaging clients, construction partners, and designers in the process is vital to its success. Our collaborative process ensures that stakeholders’ needs are heard and achieved and that ownership of the finished product is a shared experience. A successful project is born of a cooperative, enjoyable process resulting in functional, beautiful spaces. Garvin Design Group has been a design leader in the Midlands since its founding in 2003 when we first hung our shingle at Columbia’s historic AIS Building at the corner of Lincoln and Gervais Streets. Our firm's original members worked with Scott Garvin before the company’s inception, providing deep roots in time-tested relationships. Starting with minuscule projects, we soon found opportunities in a range of project types and scales, from historic rehabilitations and higher education work to commercial office and hospitality projects to retail upfits and private schools, quickly expanding into various markets throughout South Carolina and beyond. Our firm prides itself on an expanding portfolio of work in architecture, interiors, and planning spanning diverse markets, but more so is proud of and thankful for the relationships created through the years. Over the course of its twenty-year history, Garvin Design Group has become a trusted and respected guide in the design and construction process. We are grateful for the opportunities our firm has been granted and look forward to continuing our role in shaping the built environment and fostering long-standing and new relationships alike. We are proud to be the 2019 recipient of AIA South Carolina's prestigious Firm Award.

Congratulations to all of the AIA Columbia 2024 Design Award winners! It was a joy to celebrate great work together at last week's awards ceremony at the Center for Architecture on Main Street. We were proud to represent the team behind the Clemson University Women's Sports Program Expansion project, a 2024 recipient of the Citation Award for New Construction/Substantial Renovation Over 5,000 sf. The jury made particular note of this project's restrained material palette and expression, which give identity to each component while unifying them aesthetically. Last night was unforgettable! We officially broke ground on The Shepherd Hotel Columbia Vista, located at 1001 Senate St in Columbia, SC. We would like to thank everyone who joined us in celebrating this exciting milestone. From the engaging panel discussion about Shepherd Hotels mission to the participation of the students, this event showcased the heart and vision behind this project. We’re so grateful to our amazing panelists (H.S. Russell, Donald Bailey, Rick Hayduk, Erica Milliron, Coach Shane Beamer, Rich Davies, Dean Michael Sagas, and H. Lee Mashburn) and to our moderator, David Tart, for sharing their insights and to all our guests for being part of this event. Originally constructed for the Citadel Shirt Corporation in 1950, this single-story brick building at 1215 Shop Road was expanded to house several different garment manufacturers throughout the late 20th century. It served as a warehouse for the Army & Air Force Exchange Service (AAFES) Carolina Area Support Center (CASC) from 1968 to 1972. Columbians are likely to recognize the building as the last home of Morris Furniture. The building was added to the National Register of Historic Places in 2021 and the development team leveraged state and local historic tax credits to undertake a comprehensive rehabilitation for Hood Construction Company, Inc. Adaptive reuse preserved the building's historic barrel-vaulted ceilings, trusses, and original steel windows. In use once more as modern office and warehouse, 1215 Shop Road's past is ever present in its preserved historic features.
