‘Tis the season to be merry, where holiday traditions like food and celebration bring people together 🎁✨ We had so much fun at our annual office #holiday party. This year we had something for everyone, from casino-style games to food and drinks and even a new crafting area. Our annual toy drive for #OrangeCounty’s families and children in need, brought in over 100 gifts for the community. Thank you to everyone for donating your time and hearts toward our toy drive. As we prepare for 2025, the commercial real estate (#CRE) office sector is navigating an inflection point on the cusp of stabilization and recovery. KBS focuses on #tenantsatisfaction, #sustainability, and #innovation. In an effort to minimize vacancy and increase tenant loyalty in a competitive market. By leveraging data, KBS enhances tenant experience through open communication and tailored solutions.   As part of its tenant engagement approach, KBS consistently conducts tenant satisfaction and feedback surveys to better understand each tenant’s unique needs, address issues, and determine future improvements. Recently, 31 KBS properties were awarded the Tenant Satisfaction Kingsley Excellence Award. This award recognizes properties that outperform the Kingsley Index industry benchmark for tenant satisfaction. To name a few, here are the top five highest performing properties in overall satisfaction: Ten Almaden; 3811 Turtle Creek; Main & Gervais; 3003 Washington Blvd.; and The Almaden. A three-star rating places KBS REIT III in the top-60% of all 2,223 real estate entities that participated worldwide. This recognition reflects our ongoing commitment to #ESG transparency, environmental stewardship, and sustainable building practices across our portfolio of clients. With a goal to reduce 5% greenhouse gas emissions at REIT III properties by 2025, we’re on track to make a lasting impact. “In 2023, KBS dedicated time to improving and refining the way that it collects ESG data. Berliner Cohen, LLP, a full-service business law firm, renewed their current lease and we were able to accommodate their more than 5,000 SF expansion inside the building. Kimley-Horn, one of the nation's premier engineering, planning, and design consultants, and Grant Thornton US, one of America’s largest brands of professionals providing end-to-end audit, assurance, tax and advisory services, continued their commitment to the building by renewing their leases. Bob Simpson and the Cushman & Wakefield team assisted KBS in executing the leases. We’re proud that our tenants continue to enjoy all of the amenities that Ten Almaden offers.
