Dreams. I had no idea what these two energetic, amazing ladies were dreaming of when they came into my office many years ago with the desire to buy a duplex. I thought they were simply cashing in on the “house hacking” trend that had taken over young homebuyers often priced out of single family homes. But their vision was so much greater than that. They met overseas and quickly bonded in their desire to serve community by offering housing to vulnerable expectant women. In fact, they were so committed to their vision that they moved their beds into the unfinished attic of their duplex so that they could host two expectant mothers in their bedrooms, and that’s where it all began. Fast forward nine years, and Esther Homes continues to help women overcome hardship by offering housing, a sense of community, and giving them the life skills they needed to thrive on their own. By supporting and walking alongside them through their pregnancy and motherhood journey, they have helped 16 families grow and thrive. When you see real estate through the eyes of these two women, it teaches us that it can be so much more than a financial investment. It’s an investment in a dream. What if it isn’t just a house, but hope.
Hope. Hope is the story behind the mortgage. Khrystyna and her husband came to the US from Ukraine in 2016 seeking a better life. With no resources and no connections, Khrystyna invested all she had into learning about real estate. We met at a networking event and she shared her dreams with me. Despite having limited credit and funds, her unwavering determination led her to purchase her first duplex. What Khrystyna didn’t share with me was her struggle in her marriage, lack of transportation, and limited knowledge of her options. Undeterred, she spent the next few years continuing to educate herself, eventually leaving her marriage and purchasing a home in a small community with the Montessori school she had hoped for. A home for herself, her daughter, and now her mother - a refugee of the horrible war in Ukraine. A home that represents a fresh start. A symbol of hope. I am so grateful that I get to witness the beautiful side of real estate, and to be able to see it through her eyes too. 🩷

This. This is the story behind the mortgage. This is the little girl whose daddy came to the US with a dream to create opportunity for his family. I met her daddy 11 years ago, long before she was born, but he already had a plan for her and her two sisters. He would buy a duplex for each of them, with the purpose of funding their college education. Only problem was he didn’t have a lot of savings at the time. Through a special program we have he was able to acquire distressed properties and put his heart and soul into rehabilitating them not only for the investment, but to provide safe and affordable housing for his community. Since then he has built a real estate portfolio beyond his expectations, because he never, ever, ever gave up. This little girl is our future, and it is shining bright with promise and hope. I am so grateful that I get to witness the beautiful side of real estate, and today I got to see it through her eyes too. 🩷

Innovating ways to help clients navigate divorce...
This week I had a client reach out to refinance his home due to a pending divorce. With interest rates being higher than his current mortgage, he said he was planning to use $100,000 from his 401k to bring his loan balance down. I ran some calculations that I was taught in my CDLP (Certified Divorce Lending Professional) course, and was able to show him that by keeping the 401k intact and financing the full loan amount, he could save $60,000 over the next 5 years. That’s a significant benefit! If you'd like to see the detailed calculations, feel free to reach out. Educating clients and professionals is one of my favorite ways to serve our community.
