Multifamily: The Steady Performer in Institutional Portfolios https://lnkd.in/gKDdPh35 The latest MSCI/REALPAC Canada Property Index results reaffirm what we’ve been seeing in the market—multifamily continues to be a reliable asset class, outperforming the index-wide average of 3.21%. Despite broader market fluctuations, multifamily has remained a cornerstone of institutional investment strategies, with positive capital growth and the lowest average cap rate at 4.2%. One of the most telling insights from this year’s investment results was shared by MSCI’s Peter Koitsopoulos: "Speaking with clients, the consensus is that most of that other (category) will go to residential, but until you get (development) permits in place, you can’t actually reclassify that land as residential.” This highlights a critical challenge—demand for residential investment is strong, yet the barriers to development persist.
