  • #Insurance & #reinsurance risks for real estate owners is one of the biggest short, medium and long-term threats to asset values in the market today. Insurers & Reinsurers are businesses driven by profits, not a political agenda for #climatechange. The increasing number of natural disaster insurance claims year on year = ▪ increasing insurance premiums ▪ increasing the number of policy exclusion clauses (reducing overall protection) ▪ increasing number of reinsurers and insurers removing all cover in certain higher-risk locations These decisions are based on their assessment of potential insurance claim risk driven by their #physicalclimaterisk modelling software. For real estate owners, including both owner occupiers and landlords, this is BIG - as having long-term insurability issues is one of the fastest ways to erode a real estate asset's desirability and commercial value, alongside increased CAPEX / OPEX costs. FORTUNATELY, we can identify the insurer's assessment of risk for every single real estate asset; by using the same physical climate risk modelling tools they use. This ensures you know what they know, which you can use to your advantage at the insurance procurement stage. WHAT WE ARE DOING: ✔ EXISTING ASSETS - Complete physical climate risk modelling of every asset in our clients portfolio, using the exact same software insurers use. If risks are identified, we make strategic interventions within maintenance programs to mitigate risks over time - and use this as negotiation leverage at insurance procurement to demonstrate asset resilience to reduce premiums. ✔ PRE-ACQUISITION - Complete physical climate risk modelling of the asset before purchase, using the same software insurers use (so we know their assessment of risk). If risks are identified, we appraise the level of risk, make cost assessments and raise this with the seller in the negotiation process.   • Always audit the buildings EPC before buying a property. The risks are too significant to ignore. Why? In our pre-acquisition ESG audits, we’ve uncovered far too many EPCs that are incorrect or outdated due to: ❌ Errors in the original calculations. 🛠️ Unrecorded alterations made to the building over time. 🔄 Changes to EPC methodologies in June 2022 that render buildings with gas heating and an EPC before this date incorrect, with the score likely to worsen at EPC renewal. The Risk: If you purchase a property with an inaccurate EPC: ⚠️ When the EPC expires, a new assessment could result in a lower rating, even if the building hasn’t changed. 📉 A reduced EPC Band could increase sustainability-linked borrowing costs and leave you at risk of non-compliance with Minimum Energy Efficiency Standards (MEES) or funding agreements. ⚖️ As the new building owner, you’re liable for the consequences—with limited options for recourse with the previous owner.  🏢 Increased risk of disputes between landlord and tenant fit-out. With the June 2022 EPC methodology change little known, landlords may believe a worsening of their EPC score is attributed to a tenant fit-out, and not as a result of a little known historic change in EPC methodology. A thorough EPC audit before purchase is essential to avoid costly surprises, and also seize opportunities - as this information can also be used to negotiate reductions in the purchase price.
