Updates

  • At 353 N Clark, we recently completed a floor restack and remodel for our #workplacegroup confidential financial client, spanning Levels 4, 8, 9, and 12. The project focused on consolidation and modernizing workspaces, featuring new offices, open work areas, trading spaces, executive suites, a refreshed conference center, and other employee amenities. A standout element on Level 4 was the relocation and installation of a new main distribution frame (MDF) room, ensuring uninterrupted connectivity. Renovations on Levels 8, 9, and 12 also included upgrades to cooling systems for individual distribution frame (IDF) rooms. Kudos to the entire project team and our partners for bringing this transformation to life!

  • Congratulations to our Aviation Group on completing The Club MDW, Chicago Midway’s first-ever airport lounge. Located in the Central Market at the intersection of Concourses A and B, this 3,400 sf space offers concierge services, servery, full-service bar, restrooms, and rest area. Designed by Fujikawa Johnson Gobel Architects, Inc., this space draws inspiration from Chicago’s architectural heritage with a blend of Art Deco and Mid-Century Modern styles. High-contrast tones, sleek geometry, metallic accents, and plush upholstery create a comforting retreat for travelers.

  • We are excited to introduce 360 North Green — a 500,000 sf top-tier mixed-use office development located in the heart of Fulton Market. Developed in collaboration with Sterling Bay and Gensler, 360 North Green stands at 26 stories, offering creative amenities, retail, and office spaces that surpass today's Class A development standards. Inside, expansive floor plates and impressive ceiling heights allow for a customized build-to-suit experience, and full-service amenities - including an expansive fitness deck and indoor/outdoor lounges, create a next-level tenant experience. The outdoor area, designed by Site Design Group features a landscaped path, seating, and a berm that shields the space from the Metra tracks while enhancing its greenery. Outdoor seating options have been included for prospective food and beverage tenants in the retail space, which faces south toward the public open area.

  • Progress continues on the 90,000 sf Oppidan Data Center in Carol Stream. The existing structures have been demolished, and extensive earthwork has balanced the site, significantly reducing material haul-off. By closely collaborating with the client, our team implemented an innovative haul-off strategy and optimized the foundation design using aggregate piers. This approach eliminated the need for extensive soil undercuts beneath the building pad, saving both time and resources. Currently, precast panel installation is underway, bringing the building's structure to life ahead of schedule—well before the season's first snowfall.

  • Introducing 871 N Franklin, a century-old building reimagined through adaptive reuse as part of JDL's North Union development. Once home to the Neely Printing Company, this iconic structure now offers 44,000 sf of residential space complemented by ground-level retail. To prepare for its complete transformation, our project team cautiously preserved the historic shell while carefully removing the existing roofing membrane to support the two-story structural steel expansion. To ensure structural integrity of the aged concrete structure, a third party consultant was engaged to perform various tests on the installed anchor bolts, confirming the strength of the existing structure and validating the new design. After demolishing the building's interior, detailed laser scanning revealed that the column bays were not aligned to a perfect grid, introducing a challenge that required a creative solution and enhanced coordination to align with the architectural design intent. We overcame this by custom-sizing all steel elements to precise specifications and dimensions, creating a new "grid" for the building's new purpose. The result is a striking two-story vertical expansion that brings the structure to five stories, featuring ribbed metal panels and flat ACM panels. The north and west facades feature 1920's red brick — a defining element of Chicago architecture — bringing a touch of historic charm to the new development.
