InLight Real Estate Partners closed on the deal Dec. 20 to buy about 135 acres in #North #Jacksonville from First Zion Holdings LLC for almost $26.75 million to develop an industrial park called Eastport Logistics Park. Congratulations to InLight Real Estate Partners - David Burch, Jeff Berryhill, CFA, and Charles Margiotta - on their recent acquisition of 135 acres to develop Eastport Logistics Park, a 1.5 million square-foot industrial project in Jacksonville’s highly sought-after, port adjacent, Northside industrial submarket. Phase one of the development will include four buildings, ranging in size from 132,000 square feet to 312,000 square feet, with delivery expected in late 2025. This prime location is uniquely positioned to support logistics operations, offering: ·        Proximity to the Dames Point and Blount Island Terminals ·        Access to CSX Rail ·        Convenient connections to I-295 (with two access points) and I-95 (with one access point) ·        Location within a Foreign Trade Zone Additionally, within the next year, Eastport Road will be improved and widened to three lanes from Pulaski Road to Zoo Parkway. This upgrade is designed to accommodate the increase in truck traffic and further enhance the site’s logistics capabilities. #ConstructionMilestone Construction on First Gulf’s First Westlake Logistics Park in Jacksonville, FL is well underway! The concrete slab is now complete, setting the stage for the next phase of development. This two-building, 408,842 sq ft state-of-the-art logistics and manufacturing site will offer flexible industrial space designed to meet the needs of today’s businesses. This marks First Gulf’s first industrial development in the United States, and we're excited to see it take shape. What a year it’s been – full of growth, challenges, wins, and lessons learned. Through it all, one thing has remained constant: the incredible value of the people we collaborate with. When I was asked to create a video about my work, I instantly knew the message I wanted to share: The Power of Partnerships. I’ve always believed in the saying, “Teamwork makes the dream work.” But a mentor once shared a powerful twist on this idea: “1 + 1 doesn’t equal 2. It equals 3.” When two people unite toward a shared goal, the outcome is exponentially greater than the sum of their individual efforts. It’s a perfect reminder of the magic that happens when we come together to create something bigger than ourselves. I wouldn’t be where I am today without the unwavering support of the Preston Industrial Team.
