Being in the roofing industry I hear it all the time that warranties really don't matter. I have found that the ones who push this narrative are the ones that do not offer certain warranties so they try to discredit the ones that do. Let me say that warranties do matter. Warranties are not just a piece of paper but are a statement of how confident the provider is in their product or abilities and a guarantee that there can be legal accountability of that confidence. The thing to remember is that all warranties are not created equally and there can be many different inclusions and exclusions in each, ( Big print giveth and fine print taketh away). The key is to fully understand what coverage and or exclusions each warranty is providing accountability for. I have read and compared hundreds of warranties during my 35 years in the roofing industry and have firm confidence that the Duro-last warranties are some of the best in the industry.

To help you navigate the process, here are key red flags to watch out for when selecting a roofing contractor. 1. Overhead and Profit: Ask About Their Pricing Structure A trustworthy roofer should be transparent about their pricing. Ask if they charge overhead and profit on every job—typically 10% overhead and 10% profit. This is standard in the industry, but if a roofer is vague or evasive when discussing costs, it might be a sign of hidden fees or inflated prices. 2. Beware of Signing a Contract Before Filing a Claim If a roofer wants you to sign a contract before your insurance claim is filed, be cautious. This tactic might lock you into a contract that benefits the contractor more than it does you. Always ensure your claim is in place before agreeing to any contracts. 3. Payment Demands Before Materials Arrive A reputable roofer will not ask for payment before delivering materials to your site. If a contractor insists on getting paid upfront, it could indicate financial instability or that they don't have the resources to purchase materials. Always wait until the materials are on-site before making any payments. 4. Cash Price: In this current environment, it is not always it best interest of the insured to pursue an insurance claim. Are they willing to listen to your concerns first and follow you ministry needs above their own desires to maximize profit? 5. Avoid Storm Chasers Storm chasers are contractors who follow severe weather events, offering quick fixes at too-good-to-be-true prices. These contractors often disappear once the job is done, leaving you with no recourse if issues arise later. Ensure your roofer is a local, established company that you can easily contact if needed. 19. Are They Creating an Adversarial Relationship with Your Insurance Company? Be wary of roofers who encourage you to distrust your insurance company and suggest partnering with a public adjuster or legal firm right away. While there are situations where these professionals are necessary, a roofer who pushes this agenda may be trying to create conflict or inflate the claim, which can complicate and delay the process.
