What is it really like in a picture perfect, “small town America” community. Verrado is a master-planned community located in the city of Buckeye, Arizona, approximately 25 miles west of downtown Phoenix. The development, at the base of the White Tank Mountains, is the largest suburban community in Metropolitan Phoenix in which the concept of New Urbanism was utilized. It is planned to contain over 14,000 dwelling units at full build out. Verrado is a DMB Associates, Inc. development. The development features an “old-town America” inspired Main Street at the core of the community with shopping, restaurants, residential services, and multi-family homes. Verrado’s townhouses and single-family residences radiate from the Main Street District. The design of these neighborhoods was based on that of American neighborhoods of the early twentieth century, including those of nearby Phoenix’s historic districts. Some homes feature garages that are accessed from a rear alley rather than from the street to provide for a more traditional street-scape. Neighborhood amenities include a community center, a swim park, a golf course, 78 community parks, a dog park, and 21 miles of paths and hiking trails. Community benefit – providing something that benefits the community in return for being allowed to build more floorspace – has been a hot topic in recent years, albeit some of the benefit claims have been ‘rubbery’ at best. Here, in Bologna, a community benefit scheme has been running for around 900 years. A housing crisis back in the day precipitated a ‘deal’ that portici (that’ll be colonnades to us) be established to enable buildings to sail out over the edge of the street to deliver more floorspace and, in return, provide shade and shelter to pedestrians – a tangible and enduring benefit. The result is a city that is unique and comfortable. 62kms of portici means that apart from the inherent architectural elegance, you can pretty well walk from one end of the city to the other without getting wet or fried; something that is increasingly important in the context of a more severe climate …

Every #place is different, but there are some important common ingredients for creating a great public space. Project for Public Spaces (PPS) began consistently using the term placemaking in the mid-1990s to describe its innovative people-and-place-based approach. It was informed by the work of placemaking pioneers like #JaneJacobs and #WilliamWhyte, who introduced groundbreaking ideas on the social and cultural importance of lively neighborhoods and inviting public spaces. In evaluating thousands of public spaces around the world, PPS found that to be successful, they generally share the following four qualities: 1. they are accessible 2. people are engaged in activities there 3. the space is comfortable and has a good image; 4. it is a sociable place: one where people meet each other and take people when they come to visit. Another thing we'd add to this list is people who care for and look after the space. This could range from informal care, like picking up a piece of rubbish, or professional care like #placemanagement, #cleaning, #maintenance etc. Even the most beautiful and well designed space soon feels neglected if there are no professionals and/or local people to care for it.
