ASP Access Floors International congratulates Hines Jackson Clements Burrows Architects (JCB) Icon on the magnificent Compressed Laminate Timber Construction T3 38 Wellington Street Collingwood Australia. We are proud to have been selected to design, manufacture, supply and install the sustainable access floor system into the commercial environment that offers tenancy flexibility for the developer within a modern commercial infrastructure. Our Access Floor System offers unhindered accessibility to power and data ensuring morph ability of the system throughout the lifespan of the build. With some CLT design and structure (of old) having a lifespan greater than 500 years, as does the access floor design concept, architects can leverage design options in timber and porcelains utilizing magnetic technology which eliminate substrates (ASP Magnes, ASP Eclipse). Substrates, when removed, may shorten the lifespan of the access floor system, as tenancies change, design changes, revision of open workspaces occur. The ASP Icon and Urban Access Floor Systems contain a 97% recycled content thereby delivering an EPD International AB EPD Australasia and attributing to measurements in LEED Certification Green Building Council of Australia U.S. Green Building Council. The system also offers acoustic benefits with 'real-time' CLT Environment Testing for the commercial environment : unparalleled research of an access floor system within a commercial environment. The luxury home architects at Christopher Pagliaro Architects shed light on what to expect in the industry, analyze the consequences of rising construction expenses, and answer the question all clients are asking lately: Should we increase the budget or employ creative solutions?

PROJECT UPDATE! Working with Collins Construction Ltd, TTSP have been developing the design on this imposing building in the heart of the theatre district. The intent by the client has been to undertake a sympathetic and careful refurbishment, making energy improvements wherever possible. The fabric of the building needed upgrading to achieve EPC improvements. Works have included stripping back the slate roof and fully insulating (including flat roofs). On the main façade, with each large window flanked by 2 smaller windows that are separated by concrete columns, that presented a challenge. Weighing up the extensive works required to remove the existing cavity insulation and reinstate new insulation it was agreed to line/insulate the internal façade and keep the existing insulation in-situ whilst applying the appropriate level of firestopping between window openings and party walls. Windows were replaced all around greatly improving both the appearance and thermal performance of the building. The project is expected to achieve an EPC rating increase from D to A and BREEAM Refurbishment Fit Out Pre-assessment Excellent. With the hoarding now down, the new front entrance can be seen for the first time and with light flooding the space, you can really see it beginning to take shape. We are thrilled to collaborate with Australian Development Capital Brunsdon Studio and Breathe on the Price St Apartments project in Perth. This residential development is currently in the design phase, showcasing unique structural challenges and innovative solutions. The project includes one level of basement on a common podium, with the entire façade constructed of brick. To expedite construction and enhance the building's sustainability, we have opted for a non-load-bearing brick façade. This approach significantly reduces material usage compared to a traditional load-bearing brick structure, resulting in substantial material savings. Our solution not only accelerates the construction timeline but also aligns with our commitment to sustainable building practices. Our structural engineering services ensure that Price St will be both functional and aesthetically pleasing. By integrating advanced engineering techniques, we aim to create a design that meets the project's requirements while promoting efficiency and sustainability. Existing Buildings : It seems that existing buildings that have already been approved by the building code, do not have to fall under scrutiny of the 2024 building code. Only the new design, extension and renovation part of the job will be regulated under the OBC 2024.
