We can’t tackle tomorrow’s challenges with yesterday’s methods. While there's value in tried-and-tested methods, sticking rigidly to them can sometimes leave us feeling dated, especially in an industry as dynamic as construction. This is why it’s important to be open to changing our direction and exploring fresh perspectives. For instance, with sustainability becoming a central focus in our industry, especially here in the UAE, it's crucial to re-examine our traditional approaches. 🌍 Sustainable Finance and the Built Environment: Closing the CAPEX-OPEX Disconnect. I had the pleasure of being invited to co-lead a technical workshop for the Emirates Green Building Council. In the UAE, 27% of CO2 emissions as of 2019 (baseline) came from the building sector, and the built environment could contribute 56% of the UAE’s emission reduction target to achieve #net #zero by 2050. One question struck me during our discussions, thank you Sebastien Miller: Why do developers focus so much on CAPEX, while OPEX often gets overlooked? The disconnect between CAPEX and OPEX leads many to miss the full potential of sustainable building practices. Developers may opt for cheaper, less sustainable materials to reduce CAPEX, without considering the OPEX implications like higher energy consumption, maintenance, or water inefficiencies, which ultimately impacts both tenants and the environment. By investing in green buildings, we can save up to 50% on energy consumption and 30% on water usage through better insulation, energy-efficient systems, and renewable energy integration. Why I'm convinced of our Middle East strategy! About 100 days ago, we opened our office in Dubai to advance the Pfleiderer Group growth story in the Middle East region and to be directly on-site for our customers and business partners. So far? Simply "Wow!!!" The dynamics in this region are breathtaking. The speed of processes and implementation is as high as the openness to technology and investment volumes. All these factors underpin our decision to be present here and to identify business opportunities. And there are a lot! Let´s have a closer look at Saudi Arabia this time. Currently, I am in Riyadh with our office head Marina Loizzi to get a firsthand impression, and I am more than impressed. Saudi Arabia is currently undergoing a profound social and economic transformation. The country aims to become less dependent on its petro-dollars and more attractive to investors and tourists from around the world. This change is noticeable every moment, not just in the capital. Gigantic construction and housing projects, like the future city NEOM with The Line as a revolutionary city project, will grow the construction market in the kingdom to around USD 100 billion by the end of the decade. Particularly exciting for us as a sustainability champion is the emphasis the initiators place not only on premium quality but also on environmental consciousness and the circular economy. This opens up great opportunities for our product portfolio, which we continuously develop in line with our credo "Naturally Sustainable" and our 130 years of experience! 𝗘𝗺𝗶𝘀𝘀𝗶𝗼𝗻𝘀 𝗶𝗺𝗽𝗮𝗰𝘁: construction activities are estimated to generate just under 40% of global emissions 3. 𝗪𝗮𝘀𝘁𝗲 𝗶𝗺𝗽𝗮𝗰𝘁: in the US, total waste from construction-related activities is around double the waste generated by households and businesses 4.
