Completion of the purchase of this block of 9 x 1 bedroom flats within Manchester City Council boundary on behalf of a retained client. This property was first offered to me last year by a good friend and trusted local agent in the Crumpsall area. He found it difficult to meet the owner's price expectations. Together, we sat down and addressed the 3 main issues he was having: 1. TOO MANY VIEWINGS - Arranging viewings can be an absolute nightmare when dealing with even a single unit, never mind trying to get in all 9. SOLUTION - The solution was obvious... use RECKONR to provide a 3D walkthrough tour using Matterport. This would allow prospective buyers to view the property remotely and at any time of the day, share the link with internal and external stakeholders, and speed up the decision making process. 2. NO FLOOR PLANS - Potential buyers want to know whether the property in the first instance would be suitable for their intended use. But no floor plans existed at all in the past, possibly only back when the building was first converted to flats in the 1980s. SOLUTION - The solution was again, using RECKONR, as floor plans could be generated from the captured 3D data. 3. REFURB NEEDED - The property was in desperate need of doing up and so was only achieving 'ok' rents. SOLUTION - My experience of selling buildings like this previously at Bricks and Mortar Search had taught me that the following options for the building could be viable: supported housing or serviced accommodation. The type of buyer needed was a party who had a clear intended use and exit in mind, BUT MOST IMPORTANTLY (and this was the KEY that my agent friend had missed...) was therefore willing to spend the money for the refurbishment works.
