Sustainable Urban Planning: The Power of Multi-Purpose Design As we continue the conversation on sustainable urban planning, one concept stands out: multi-purpose design. Designing spaces with flexibility and future adaptability is key in a world where cities must adapt to rapid changes and diverse needs. Whether it's repurposing a stadium into a community hub, transforming vacant lots into destinations, the possibilities are vast. The benefits are clear: economic resilience, environmental sustainability, and stronger communities. By thinking ahead and building spaces that can serve multiple functions, cities can avoid the pitfalls of obsolescence, ongoing deficits and no real connection to the local community like many traditional public assembly venues. We need to reimagine public assembly buildings as dynamic, year-round community assets. The new norm for these spaces has to shift to a model that delivers vibrant programming, flexibility, and 24/7 gathering opportunities for both the community and visitors. Imagine a convention center with ongoing active ground floor retail that is open and busting every day. These are not just theoretical concepts but emerging realities in forward-thinking cities. By embracing this new paradigm, cities can create public assembly spaces that are not just occasional destinations, but integral parts of the urban fabric and a source of community pride. Yes….not easy and development costs may be higher but long-term benefit is off the charts. Thrilled to be representing The Congress for the New Urbanism, speaking alongside a brilliant panel with Calvin Gladney, LEED AP, Sheryl Schulze, Spencer Levy, and Sofia Song moderating our crew on one of the most pressing challenges cities are facing. The pressures on CBDs in cities across the country are real: falling office property values, soaring housing costs, and the unpredictable impacts of the global climate crisis. Yet while many cities would love to revitalize their former office-centric districts into mixed-use neighborhoods, not all office buildings are ripe for conversion into residential units. Recent studies have found that only 10-25% of office assets prove physically feasible for residential conversion, but what should happen to the rest of these properties designed for an outdated use? What design interventions can ensure the vibrancy of our CBDs into their to-be-determined future? How can cities seize this opportunity to support equity and resiliency of the built environment while aligning with the financial imperatives of lenders, developers, landlords, and the broader community? Rethinking the Grid in Urban Design for Sustainable Growth - I’ve recently been inspired by Leslie Martin’s “The Grid as Generator,” which offers a fresh perspective on the role of grids in urban planning. While grids are sometimes seen as rigid and limiting, Martin argues they can actually serve as flexible frameworks that support organic growth within a structured system. Examples like Manhattan’s grid show how thoughtful, adaptable planning can accommodate high density and dynamic city life without compromising character.
