We just purchased this property in one of Dulwich Hill's most tightly held complexes. This 2 bedroom unit is a whopping 146sqm including a large courtyard opening to a park and lock up garage. It's in a private, gated community and a short walk to the light rail and Dulwich Hill village. One of the biggest things we consider when analysing a property is the scarcity factor - what’s the likelihood of something like this coming up for sale again? In this case, the answer is almost never. According to Corelogic, there have only been two other sales of parkside units in this complex since 2012. Good properties attract demand in any market. Rare ones are even more competitive - making it much harder to buy. Update about the recent viewing 🤩 Its a charming property 🏡 with a spacious cellar that has incredible potential. A semi-detached house with a plot of land that has got a planning permission for a 2car garage with lots of space still in the compound. Will definitely get planning permission for a 3bedroom house on the plot ( shhh a house on the same street did exactly the same… Why? I’m sure because I know what I’m doing) 🤫 An excellent area which is the cherry on the cake 👌 What to consider… The roof was fixed few weeks ago (landlord’s word) it might be worth considering checking again ( some landlords hire rubbish professionals to do rubbish job so I need to be sure ) I cannot source what I cannot buy!!! Reason why I submit most of my offers subject to satisfaction viewing… just to avoid stories that touch 😎 Another tip is to ensure you take your time when viewing a property and spend enough time looking around the house, the roof, the entirety of the house before going into the house… ( you might miss the shark on the roof 🤩 I’m only joking ) Ask for more time if you need to, remember a lot of gem are hidden in plain sight and likewise 😎 Move things around if you need to and don’t take the landlord’s word for it ( you never know ) Sometimes the most expensive refubs are ontop the house and underneath the house 🤔 thank me later. I’m keen on the property so I will source this out to my investor…… WHY?
