In 2010, Bam Architects established a relationship with the critical Tygervalley business node that has since triggered ongoing commissions that began with a Virgin Active upgrade some 14-odd years ago. Since then, we’ve designed the Glacier building, re-imaged 78 on Edward, designed The Edge, and embraced Santam’s head office refurb. In approaching all our work, we proudly honour many touch-points beyond the apparent design integrity, function, and aesthetic consideration. Beyond the design of each building, we also have to consider the urban design fabric of the precinct. By way of example, Glacier challenged us due to the site’s harsh topography. As to The Edge, we intended to form an urban wall that now defines the Tygervalley Waterfront and Carl Cronje Corridor. The latter’s eventual well-articulated and active street edge is complemented by landscaping and bespoke Eco-friendly initiatives that awarded the building a 5-Star Green Building Council Certification. Appreciating each building from the inside is one thing, but equally important to us is that it is responsive on a human scale, where the pedestrian and passing traffic experience builds context and supports the broader precinct’s appeal and relevance. In this ongoing journey, we have designed well over 35,000 m2 of office space in the node that has attracted anchor tenants of the calibre of Pioneer Foods, Mercantile Bank, PSG, The HEINEKEN Company, Capitec, Santam Insurance and Sanlam. We have successfully pre-let 46-48 Grosvenor Gardens in Belgravia, with a single occupier taking all 15,700 sq. ft of the extensively refurbished building. The office now includes three large roof terraces, new end of trip facilities, a large triple height atrium including a moss wall and has been certified as BREEAM excellent. This leasing builds on Grosvenor’s wider activity to meet the growing demand for modern sustainable office space, including the transformation of neighbouring 8-10 Grosvenor Gardens into Fivefields, a flexible workspace and co-working community. An application we submitted to retrofit and extend Aylmer House in Harlow town centre has been given a resolution to grant, subject to a S106 Agreement. 29 new one, two and three bed apartments will be created, following the recommendation for approval of plans for a two-storey upwards extension and conversion of the building’s second and third floors from commercial to residential. An existing Wetherspoons public house, at ground level, will be retained. “Harlow town centre is undergoing an exciting transformation and we’re working closely with Harlow Council to help achieve their vision for a more residential-led townscape and, in particular, deliver more new homes within the town centre itself,” comments our associate planner, Hannah Fawdon MRTPI. “This includes redeveloping commercial premises as residential, to mitigate against the continued problem of vacant office space. “Aylmer House occupies a prominent position within the town centre boundary and was identified within the recently adopted North Development Brief as having the potential for new residential apartments and increased height. It was therefore a credible candidate for redevelopment and we were pleased to bring forward this application on behalf of our client, Martorana Properties.” adds Hannah. The newly approved proposal will see the height of the building increase to six storeys and has been designed with architectural detailing to match the neighbourhood, including a contemporary sawtooth roof and green cladding. This design approach is welcomed in the planning officer’s report, which states “the proposed development is considered to significantly improve the appearance of the existing building through the use of contemporary architectural design and materials. It is also positive that it would repurpose and extend an existing building to prevent its demolition, presenting a much more sustainable solution.” The report further praises the wider benefits the redevelopment will bring, particularly the delivery of new homes within a sustainable location, the introduction of a green roof to enable a 100% biodiversity net gain, adequate noise controls to minimise impacts to residential properties arising from the ground floor pub, provision of carbon reduction measures, and it being car-free. Congrats to Multiplex on being appointed to build the low carbon 50 Fenchurch Street 💚 Multiplex have been appointed by AXA Investment Managers to build 50 Fenchurch Street in the City of London. The site is currently owned by the Clothworkers Company and includes 2 listed buildings. The new development designed by Eric Parry Architects will deliver over 62,000 sq m of flexible office space. An innovative vertical landscaping forms part of the design. With greenery set to extend to the top of the 150 metre skyscraper.

As an old ice storage facility, it cannot compete with Class-A offices without rethinking its design. I am currently visiting Haarlem, the Netherlands. One of my favourite buildings is this beautiful cottage, located in the Vijfhoek neighbourhood. It was built ~350 years ago, seems to be a functional dwelling, and with ongoing maintenance, it should last for centuries more. My question is, do you find this home beautiful? And, would you live there? For me it's yes and yes! When Vitruvius, the Roman military architect, wrote De Architectura, he said that buildings must have Firmitas (built to last), Utilitas (must be useful), and Venustas (must be beautiful). These simple principles (in my view) were definitely applied to this charming home. I find that many modern buildings forget these basic Vitruvian principles, I.E. the design lacking a mindset to last graciously and usefully for say 500+ years. It's understandable. The current demands for seemingly endless code and regulatory compliance, building for right now's utilisation and technology, cost minimisation, short-term profit maximisation, and to maximum allowable volumes/ areas seems to often result in today's buildings that won't always be useful, won't last and lack enduring beauty. It would be hard to argue that this 350 year old building isn't/ wasn't built sustainably. This building will have needed ongoing maintenance, periodic rejuvenation and occasional renovation to adapt over the centuries. However, it stands the test of time. My call out is: If you really want to show off your "green" kahunas, build buildings that last and will still be loved in 500 years.
