As an old ice storage facility, it cannot compete with Class-A offices without rethinking its design. By adapting its challenging aspects, amplifying its treasured features, and expanding its footprint, the building aims to become a re-envisioned office and food/beverage destination. The design breathes new life into the old structure, creating a unique market presence.Leveraging the building’s thermal mass (masonry) and replacing its deteriorating exteriors, the major upgrade is a 15-foot slot atrium, injecting daylight into a very deep floor plate. In 2010, Bam Architects established a relationship with the critical Tygervalley business node that has since triggered ongoing commissions that began with a Virgin Active upgrade some 14-odd years ago. Since then, we’ve designed the Glacier building, re-imaged 78 on Edward, designed The Edge, and embraced Santam’s head office refurb. In approaching all our work, we proudly honour many touch-points beyond the apparent design integrity, function, and aesthetic consideration. Beyond the design of each building, we also have to consider the urban design fabric of the precinct. By way of example, Glacier challenged us due to the site’s harsh topography. As to The Edge, we intended to form an urban wall that now defines the Tygervalley Waterfront and Carl Cronje Corridor. The latter’s eventual well-articulated and active street edge is complemented by landscaping and bespoke Eco-friendly initiatives that awarded the building a 5-Star Green Building Council Certification. Appreciating each building from the inside is one thing, but equally important to us is that it is responsive on a human scale, where the pedestrian and passing traffic experience builds context and supports the broader precinct’s appeal and relevance. In this ongoing journey, we have designed well over 35,000 m2 of office space in the node that has attracted anchor tenants of the calibre of Pioneer Foods, Mercantile Bank, PSG, The HEINEKEN Company, Capitec, Santam Insurance and Sanlam. Redmond Area Park and Recreation District | Community feedback is invaluable in the new RAPRD Recreation Center. The initial building design featured four (4) showers in each locker room, accompanied by six (6) cabanas. The RAPRD Design team determined that this was insufficient. Therefore, BRS revised the design to include six (6) showers and six (6) cabanas. After sharing this design and considering input from the community meeting held in December, as well as valuable insights from current facility users, the RAPRD design team and the broader public, the BRS design team worked to maximize the shower facilities within the locker rooms. Consequently, each locker room will now boast a total of eleven (11) showers: one (1) ADA-compliant shower, six (6) open showers, and four (4) private showers. Additionally, there will be four (4) private cabanas available for general use. HUSH, BUZZ, FUZZ: DE ZWARTE HOND WINS COMPETITION TO REVITALISE THE BÖHMER IRONWORKS SITE IN WITTEN! The area between the former foundry halls and historic buildings of the Böhmer ironworks offers great potential for the development of a sustainable residential and commercial location in Witten-Annen. Our design divides the area into three sections: HUSH for residential use, BUZZ for the neighbourhood’s centre and FUZZ for the city logistics. Within this division, the BUZZ area acts as a buffer between the other two. In HUSH, we create space for housing, retirement homes and a day care centre, whereas FUZZ facilitates city logistics on the Westfalenstraße in the north. Additionally, the former model warehouse will be divided into storage rooms, studios and workshops, and heavy goods traffic will be routed via the Westfalenstraße and a large mobility hub. In the central neighbourhood, smaller existing halls will be flexibly expanded for manufacturing and showrooms. Along the Annenstraße, the daycare centre and office building will be extended into a retirement home. We connect the BUZZ and HUSH areas through a central promenade, with playground areas in the north-west and open green spaces that create quality urban spaces. By separating the functional areas, independent development can take place in several phases. The competition has been commissioned by the Stadt Witten. Congrats to Multiplex on being appointed to build the low carbon 50 Fenchurch Street 💚 Multiplex have been appointed by AXA Investment Managers to build 50 Fenchurch Street in the City of London. The site is currently owned by the Clothworkers Company and includes 2 listed buildings. The new development designed by Eric Parry Architects will deliver over 62,000 sq m of flexible office space. An innovative vertical landscaping forms part of the design. With greenery set to extend to the top of the 150 metre skyscraper.

We’re excited to announce that 8001 Woodmont Avenue has been recognized by Maryland Chapter ASLA with an Honor Award in the Residential Design – Multi-Family category! 8001 Woodmont, a mixed-use high-density residential development, is situated between two prominent commercial corridors in the heart of Bethesda, MD. As part of an existing “super block” lacking adequate pedestrian connections, the team’s design approach proposed to “break the block” by inserting a new human-scaled plaza through the building, improving connectivity between the adjacent Corridors, and providing much-needed open space for the public. The ground level is organized around a block-long public plaza, which extends through a 35’ tall portal in the building. Pyramidal landforms, interwoven with pathways, imbue the plaza with an unmistakable character while providing opportunities for recreation. A tessellated public art element adorns the portal’s ceiling. Running along one side, a large stormwater planter treats rainwater from the roof of the building. This planter contains an enriched biofiltration soil that supports diverse plantings, making 8001 Woodmont one of the first designed in the county to use this technology. Throughout the building, a series of distinctive terraces provide opportunities for residents to engage with the outdoors: a south-facing Pool Terrace, a lushly-planted Garden Terrace space with facilities for gathering, and the Entertainment Terrace with vistas across the city. Kebony and native plantings add visual warmth while contributing to a sustainably-focused material palette. A full planning application has been submitted to redevelop a prominent Hackney site with new homes and a commercial unit. The proposal is for 8 one-, two- and three-bed apartments together with a ground floor retail unit, cycle storage and secure amenity space exclusively for residents’ use. “The trio of existing buildings were originally built in the late 19th Century and are typical of the housing style at the time,” explains our associate, Antoine Reaud, who is leading the project. “Simple in form, they have been subject to a series of differing alterations, meaning they have little commonality with the streetscape. “Our proposal has focused on re-establishing continuity with the existing three-storey building line, expressing the retail unit frontage to provide a distinct ‘base’, and recessing the massing to minimise visual impact. “A material palette of brick, terracotta and aluminum provides noticeable differentiation while contemporary detailing responds to the adjacent building and adds visual interest to the façade. “We are hopeful for a positive outcome from this application so that these buildings can be repurposed to help meet housing need in the Borough,” adds Antoine.
