There are many well-designed, modern apartment complexes in Sydney. However, many purchasers are not in a position to distinguish the good from the bad. As a result, solid developments often get tarnished by the poor reputation of others. There are some encouraging changes in the works with people like David Chandler, the NSW building commissioner, who is ramping up compliance checks and the introduction of the iCert ratings system. Though there's still a long way to go to improve buyer confidence and building standards. As a result of the increased awareness of issues in some modern complexes, there's been a noticeable increase in demand for older school “walk-up” units. What's Happening in #Tampa / #StPete: WestShore Plaza’s ambitious redevelopment plans update Tampa City Council back in April approved the redevelopment plans for the mall, which sits on land that’s among some of the best infill locations in the Southeast. Mall owner WPG, a privately held real estate investment trust, says it envisions an open-air, mixed-use development of up to 3.5 million square feet on the property: “entertainment, #retail, dining, #office, wellness, #medical, #hotel and #residential components.” By comparison, the WestShore Plaza property is roughly the same size as Water Street Tampa and more than twice the size of Midtown Tampa. Latest property and construction news…..   A major residential project called 'Edition' will see 581 apartments being built behind Birmingham Library in Brindley Drive. Two buildings (called Park Residence and Centenary Tower) of 15 and 46 storeys will feature in the scheme along with a cinema room, pool, outdoor terrace, private dining areas and rooftop outdoor spa.   Two office blocks next to 2 Colmore Square and Cannon House are being renovated and will be renamed ‘Multistorey’. The building will offer 75k sq.ft of Grade A office space with 15k sq.ft. of amenity space. The scheme includes a new reception area, co-working space, meeting rooms and a fully equipped auditorium. There will also be an outdoor terrace, car parking spaces, bicycle parking space and retail/commercial space on the ground floor. Work should be completed in early 2025.   The Save Smallbrook campaigners have vowed to continue its fight despite three failed legal challenges to save the Ringway building. The campaigners “Don’t Waste Building” are keen to retain larger buildings in the city by repurposing them.   Bradford Works in Barr Street, Birmingham, is to be converted into a shared living scheme having received planning permission. There will be 54 micro-apartments with communal dining areas, kitchens, lounges and a roof top terrace. It is thought to be the first scheme of its kind in the city.    Stepnell property group is to be de-merged following a shareholder’s decision. This means the construction, property management, and property investment elements of the business will operate independently. This week marks 30 years since Munira and I landed in Perth. Looking back, what’s changed? In 1994 there was little apartment diversity – mostly bottom and top end. The growth of mid-tier apartments since then has been good, but there’s still not nearly enough. The suburban carpet has been rolled out far beyond what we could have imagined, and the arterial roads to get there are wider and uglier. Suburban housing has morphed from wide and welcoming McHomesteads with actual gardens to characterless dogboxes in three shades of grey, shoehorned behind a double garage, and squashed together with barely a tree in sight. The transition to framed construction is under way, but double glazing is still, bizarrely, yet to become a thing. The planning system has gone from simple to ridiculously complex, and most people still can't distinguish between heritage and nostalgia. The quality of design has improved for larger projects (DRP’s have helped in a big way) but worsened for small projects. With a few exceptions, Perth still lacks an appreciable ‘design culture’. The Perth CBD has more towers and a bit more life on the streets but is becoming increasingly irrelevant to most Perthlings who live too far away to enjoy it. Perth still has the same traffic problem – not enough of it. Congestion is vital to achieving the tipping point where walking, cycling and public transport is a more appealing option. The food is way better, and the five and a half -day week has become seven with (some) shops open on Sundays, and the weather is still mostly glorious. However, buying a cuppa after 2pm remains a challenge and kitchens still close at 8.30pm. Perth has become more socially diverse with migrants like us coming from all over the world. Maybe that will help further erode the small-town conservatism that still prevails. Despite being told by the architects’ institute in 1994 that “people like us should go back to where we came from”, Perth has been good to us and, so, we thank those who have made us feel welcome and useful.  We’ve tried hard to make Perth a better place in our time here, and here’s hoping that the next generation will find the will, the skills, and the opportunity to try and do likewise. 

As the first development to be approved under the Greater London Authority’s co-living policy, Enclave: Croydon is at the forefront of 21st century living. Following its experience as the developer of this exemplar co-living scheme, Tide’s planning team supported a consortium of industry stakeholders that helped to reshape the GLA’s guidance for future shared living developments in the capital. Helen McManus, Head of Planning at Tide commented: “We are pleased to see that the GLA’s Guidance has incorporated many of the comments made by a consortium who have first-hand experience designing, delivering and operating co-living developments. The new guidance provides greater flexibility, enabling operators to adapt and change the offering of these co-living developments. This allows such developments to evolve over time as the product becomes more established, thus ensuring an enduring sense of community for occupiers.” Last summer, Tide completed the 937-home development in Croydon, South London, which comprises two tall buildings of 50 and 35 storeys, including 817 co-living homes and 120 affordable homes. 🚶♂️ 100+ new apartments for Cardigan: time to pedestrianise? 🌲 Two large new apartment complexes are going up in Cardigan Street, Carlton. It is fantastic to see new housing supply in walkable areas with lots of jobs and services. At the same time, there's a contrast that bothers me... While the private realm gets millions of dollars of investment, the public realm around these areas is stuck in 1953. Even though this precinct is highly walkable, the street is almost entirely given to cars: two traffic lanes, four parking lanes... and one tree in front of maybe 50 new apartments. The street in front of all these new homes is a sea of inhospitable asphalt, both at this location and in front of the other massive new build a few doors up. As we embrace 'gentle density' in our housing supply, public space needs to keep pace. Streets in particular should primarily be designed to support the people that live in these highly walkable precincts. It's high time that streets like Cardigan are largely pedestrianised and reclaimed as public space; one-way traffic and a single parking lane would be a more than fair balance for this kind of location. #Melbourne #property #urbandesign #development #planning #esg
