Can anyone shed some light on the current (post Covid) preferred gross margin for commercial rents? I recall that in previous decades, it was 10% of gross revenue for the Food Service industry, but that may have changed. I am wondering, as well, what it would be for retail bakeries. Looking at some of the commercial rents out there, the gross (3net + CAM) rent would, in some cases, be 20% or more. Is this just the new reality, or are we in a Real Estate bubble? If the former, is this even sustainable for the average independent operator?
