EG reports that the government may relax rules around energy performance certificates that would make all commercial buildings below an EPC rating of B ‘effectively obsolete’ by 2030. The news comes amidst growing investor appetite for ESG-compliant assets; as our recent report Opening the Door showed, many GCC investors are willing to pay a premium to acquire ESG-compliant buildings. Government moots EPC rule relaxation The government has suggested that it may relax rules around energy performance certificates that would have made all commercial buildings below a B rating effectively obsolete by 2030. Under proposals brought in by the previous Conservative government, commercial buildings would have needed a minimum rating of EPC C by 2028 and B by 2030 if they were to be sold or let, even to existing tenants. https://lnkd.in/d_mTmQ2d

The Labour government confirmed this week their intention to require all rental properties to reach EPC C by 2030. For some time there has been discussion of the pros and cons of reforming how Energy Performance Certificates (EPCs) are calculated. Today they best represent a measure of how much it costs to meet a property's energy needs. If we're solving for decarbonisation we could be better served by changing EPCs so they represent a property's carbon emissions. If EPC reform is something we want to pursue in the UK now would be the time to do it - before landlords start investing in meeting the wrong benchmark. #energyefficiency #decarbonisation #energy

At the end of 2024, the Ontario Energy Board (OEB) released amendments to the Distribution System Code (DSC) to reduce grid connection costs for housing developments. The reduced grid connection costs would be lowered in the capital contribution that developers must pay if their project triggers a grid expansion. These amendments support the government’s vision for Ontario’s energy future and Bill 214, the Affordable Energy Act, which grants the Minister of Energy and Electrification the power to enact future regulations and amendments to the DSC and the Transmission System Code (TSC) cost allocation and cost recovery rules. The Minister’s power would apply to grid expansions, reinforcements, and connections. Developers, investors, and utilities should take note of these changes and how they will affect future costs and regulatory requirements.
