"Urban Living" is represented on a small orange square attached to stucco. What does this say about the property? A lot of investment is fed into site selection, land, architecture, interiors, and so on. And yet, often, very little is considered about the brand experience at the property itself. The phrase "urban living" has become a cliched phrase at this point, but we see it everywhere. Your audience won't understand what the building is all about unless you get specific. Specific with name, specific with brand, and specific with experience, and so forth. We call it a go-to-market strategy. What you see here is not a GTM. This is representative of an idea scattershot with no defined angle or aim outside of this obscure phrase. It's all too easy to become another orange sign. Strategize wisely! It makes a massive difference in your property's position.

🏡 For a simple life, make plans for your development to have a scale and appearance that will blend in with its surroundings, complementing the existing styles, materials, and patterns of the area. However, it will be more challenging if you need/want to push the boundaries a little. Whether it’s introducing new materials, a new style, a new building use, or increased density, the less your design blends in the more you are likely to face hurdles in the justification of your proposals. This was such a great event! It was so inspiring to see the interest in deep retrofits among members of the Homebuilders Association Vancouver (HAVAN) and how proud the design and construction teams were of this project in West Vancouver. What makes Erica Wolowidnyk, Barbara Silverthorn EA and Bradley Jones industry leaders isn't just their contribution to the project, but their willingness/desire to share their insight and lessons learned with others. This is an essential ingredient in how industry matures and evolves. Can you believe that this 1929 home started with an airtightness of about 14 ACH and is coming in at somewhere around 1 ACH now!? This is quite an accomplishment for a home with as many inside and outside corners as this one. The owners also made a very important decision to disconnect the gas supply to the home and will now have an #electric #heatpump for heating and cooling. But this deep #retrofit isn't just about #energyefficiency and emissions reductions. It's also about aging-in-place. And that's the secret recipe for scaling up deep retrofits .... the more benefits you can throw into the retrofit project, the more likely it is to proceed.

This DEEP ENERGY RETROFIT & AGING IN PLACE project was the vision of our 80+ year old Clients. You could ask why do this at your age. The answer is, because they care. They told me what a challenge it was to convince Fortis Gas that they wanted to disconnect completely. They were finally successful in disconnecting the gas and there will be absolutely no fossil fuels on this project. We also upgraded the building envelope to a nearly Passive House level, and have chosen all electric systems for heat, hot water, and appliances. There are so many amazing things to talk about on this project. If you are curious, feel free to reach out. I receive many requests daily regarding the properties of glazing systems in minimalist houses that provide sustainable living conditions. The issue with most minimalist houses is that they tend to allow excess heat in the summer and excess cold in the winter. Additionally, they often permit large amounts of solar heat gain and, in many cases, feature thick glazing that detracts from the aesthetic appeal. Therefore, we need the glazing system to: -Provide better insulation (both acoustic and thermal) -Reduce solar heat gain in the summer -Retain indoor warmth in the winter -Ensure efficient heat transfer Now, here’s the good news... Minimalist houses are ideal candidates for modular construction, as this approach reduces costs, speeds up the building process, and eliminates dependence on weather conditions. By combining the benefits of modular construction with advanced glazing systems, we can create minimalistic homes that are not only energy-efficient and environmentally friendly but also aesthetically beautiful. The ability to customize both the design and the materials used in these homes ensures that each project meets the unique needs of the client, while maintaining a high standard of sustainability and style.
