Building 4.0 CRC is bringing the Homes NSW Modern Methods of Construction (MMC) research and development program to life through an innovative demonstrator apartment! The apartment, due for completion mid-2025, will give people the opportunity to experience first-hand the look and feel of an MMC home created through a systemic program approach and using a standardised kit-of-parts manufactured offsite. An innovative approach that reduces construction timelines and unlocks significant economic efficiencies. This is a significant milestone for the research and development program which incorporates a focus on urban design and site analysis, defining products and components for standardisation, benchmarking, supply chain, procurement and education. The research and development program is a partnership between Homes NSW and Building 4.0 CRC to deliver quality permanent social housing faster through innovation. We began our Thrive Alliance consortia forums yesterday in Adelaide. Tomorrow, we will have another session with tens of millions of dollars of R&D in place and ready to scale up on the 21st of May in Sydney to begin to meet the staggering shortage of affordable/social housing open to the NSW Govt joining us in our planned showcasing project. "Speed to market "is the market opportunity for advanced modular construction. The Thrive Alliance has over 100,000 major urban reference projects worldwide. Our "Thrive Alliance" Cross-Laminated Timber (CLT) in Australia and internationally is made from renewable plantation forest trees. CLT=stored carbon capacity is up to 40,000 inclusive "residential grade" midrise apartments per year, targeting the "Essential Workers" and Baby Boomers. This includes social housing on a scale (including disability workers) across Australia, including Regional Australia, built in up to 75% less time than current custom. Great to see Homes NSW and NSW Government investing in the future of homes delivery by partnering with Building 4.0 CRC. We currently have 67000 families on the waiting list for social and affordable accomodation - many of which are at risk women, children. There is an estimated shortage of more than 220k affordable homes TODAY. With construction industry running at full capacity, this shortage is adding to the affordability and availability crisis. Targets are great, but deliver nothing. Active, practical and deliberate support by governments to create a new industry that will support tens of thousands of manufacturing jobs (think flexible, safe and inclusive positions) to deliver housing faster, safer, better and wirh less waste. The NSW TOD initiative continues to expand with today’s announcement of proposed master plans for 4 of the 8 TOD Part 1 precincts: Bella Vista, Kellyville, Macquarie Park, and Hornsby. All four of these precincts had recent master planning efforts in the last few years, and the new #TOD proposals will further densify these places. Rather than getting blanket rule changes as with the 37 Part 2 stations, these precincts have undergone more detailed urban design and infrastructure studies to identify uplift beyond the prior master plans. The proposals include: - Bella Vista & Kellyville: up to 20,700 new homes, many of which are on low density residential within Blacktown LGA west of the Metro line - Macquarie Park (& North Ryde): up to 4,622 new homes in mixed use zone and up to another 5,096 new build-to-rent homes in commercial zone - Hornsby: up to 5,000 new homes by adding even more height and density to the recently completed CBD master plan The NSW Govt will also make changes to the planning process within these precincts: - #Residential projects over $60m will be state significant development (SSD) - Certain State-level height and FSR rules (affordable housing and low and mid rise reforms) will be disabled - Concurrences and referrals will be reduced and streamlined - Design excellence will be handled through a State-level process instead of local PropCode’s free #planning reform lookup is now updated to reflect the outer boundaries of these precincts, although it’s worth noting that many properties in the precincts will have no change to their controls. Despite ongoing efforts, we still face a significant gap between housing supply and the targets needed to address the crisis. Rising costs and construction challenges are keeping homeownership and rentals out of reach for many, especially in Queensland. This week’s Offsite 2024 event in Sydney emphasized the potential of Modern Methods of Construction (MMC) to bridge that gap. Queensland is already a leader with its volumetric modular housing program, but we need to scale up fast. By 2030, 50% of government infrastructure projects should incorporate MMC, and 600 modular homes are slated for production by 2024. While these steps are commendable, they aren’t enough. Industry growth, investment in manufacturing, and government-led incentives are critical to moving the needle. We must also learn from history, where prefabricated homes helped meet housing demands post-war, and adapt today’s regulatory frameworks to foster this innovation. MMC holds the key to delivering homes faster, more affordably, and at the scale we desperately need. The time to invest in this approach is now. "When we asked respondents about the barriers they faced in using MMC, predictably, supplier vulnerability was noted as the most significant to scaling up MMC delivery, with housing associations worried that a manufacturer could go into administration while the homes are being built or before they’ve been installed, for example." "Looking forward five years to 2028, survey respondents have planned over 30,000 MMC homes. Originally planned to take effect on 1 October 2023, The Victorian Government had declared an extended transitional period for the implementation of the NCC 2022's new living housing requirements. These requirements will now be active as of 1 May 2024. The new living housing requirements will aim to help increase the stock of Australian housing that is adaptable and better able to meet the needs of older people and people with mobility limitations. The livable housing design requirements apply to all new Class 1a and Class 2 buildings. If you are extending or renovating an existing home, you’ll need to follow your state/territory requirements for whether or not the works need to comply with the new NCC. https://lnkd.in/gk6vXe2B
