One of the socioeconomic challenges is a lack of affordable housing and an increased demand for rental properties. And a major industry challenge is the post-pandemic labor shortage which continues to have a critical impact on construction practices. The answer? An interesting article that needs to be read in conjunction with the City of Waterloo’s recent post regarding their affordable housing project on University Ave. The City is seeking an increase in building height to 12 storeys in order to advance timber built construction. The City says that timber built is a less expensive form of construction. On the other hand, Marlon Bray states that cost savings for timber built primarily apply for buildings up to 6 storeys. In most cases, costs increase substantially on building taller than 6 storeys. There needs to be more analysis into this before the City commits to timber construction for 12 storey buildings. But overall, a great initiative by the City to advance much needed affordable housing!

Mass Timber: At 1% of the North American market Mass Timber is still somewhat niche. 6 stories and under in Ontario it can be effective, especially CLT floor & elevator shafts with panelized walls. Once you get over 6 floors it geta expensive real quick and is not remotely competitive with concrete at 12 stories in Ontario. There is no one answer or solution in housing all structural options have the correct application (including steel, pre-cast, CFS etc), a one type fits all obsession is a bad direction to try and go.
