After a complex site assembly process and extensive consultations with Camden Council, we leveraged high-quality architectural design principles and aligned with the London Plan's encouragement of tall buildings near transportation nodes. This approach enabled us to successfully obtain planning consent for a landmark 10-storey mixed-use tower adjacent to Finchley Road and Frognal Overground Station. Constructing within such close proximity to a platform presented challenges, and our pre-planning efforts included extensive negotiations with TFL and the establishment of a Basic Asset Protection Agreement (BAPA). In my view, accelerating the building 🏠 process, enhancing quality assurance, boosting energy efficiency 📈 in structures, and ensuring greater alignment between design 📐and final product are merely a few benefits commonly linked to Modern Methods of Construction (MMC). With building elements produced and assembled to varying degrees in controlled factory 🏭 settings, Modern Methods of Construction (MMC) are gaining traction for project delivery across the UK 🇬🇧 and Globally 🌍for affordable housing. Fire risks are prevalent at all stages in the construction process. Recent fires on substantially constructed buildings have caught the attention of the national press. During the build or renovation stage, if sprinklers are installed or to be installed, consider them commissioning as soon as possible to enhance safety. Architects and building designers should understand the benefits of incorporating sprinklers into building design. We are working for Built Environment - Smarter Transformation designing Scotland’s National Retrofit Centre, in Hamilton. BE-ST aims to showcase the potential of the built environment and the supply chain in Scotland. The retrofit project serves as a demonstrative tool, highlighting innovative materials and methods. John Gilbert Architects are working with Clark Contracts, Narro, Lùths Services, Brown + Wallace and CDM Scotland Ltd to deliver the National Retrofit Centre. This training helped the whole construction team to consider the quality required, consider the details designed and work together on sequencing and delivery.
