Before falling head over heels for a house, uncover potential nuisances like neighborhood noise. Cast a critical eye on needed repairs and renovations, estimating their cost. Think beyond the immediate – consider long-term maintenance demands and how the property might fare in the resale market. It's important to evaluate with a clear head, ensuring your dream home becomes a reality, not a regret. When buying a home, it's important to also think about your future. Consider rooms that can transition into home offices or nurseries, ensuring your space evolves with your life. Factor in bedrooms and overall layout to accommodate potential family changes. Finally, consider the neighborhood, like schools, parks, and local amenities. Spring time refresher Whether you're planning to move or just looking to declutter, now is a great time to start the purging process. Here are some household items you can sort through to free up some space in your home: 👕 Clothes: Go through your closet and donate any items you haven't worn in the last year. 📚 Books: Sort through your bookshelves and donate any books you've already read or won't read again. 🎲 Games and Toys: Purge any games or toys that your family has outgrown or no longer plays with. 🎨 Artwork and Decor: Consider donating artwork or decor that no longer fits your style or aesthetic. 🧹 Cleaning Supplies: Toss any cleaning supplies that have expired or are no longer useful. Remember, don't just throw away usable items! Donate any non-consumables that are in good condition to a local charity or non-profit. Let's get started and make some room in our homes! #springrefresh #reclaimyourspace #donate #outwiththeold #makespace #springcleaning #organization#ragonasistersrealestate #ragonasistersrealty #ragonasistersmortgage #vaughanrealtor #vaughanrealestate #woodbridgerealtor #yorkregionrealestate #ragonasisters

When It Comes to Your Charity’s Property, Are You an Ostrich or a Wise Virgin? Ostriches as we know, stick their head in the sand – sadly too often a favourite pose when it comes to basic charity property maintenance. As for Wise Virgins – those of you frogmarched to Sunday school like me, will perhaps remember the parable of the clever girls who kept oil in their lamps for when the bridegroom came (as opposed to the daft lassies who subsequently had to go to the shops to get some and missed the wedding bash). So, is the following example an Ostrich or Wise Virgin? A wonderful charity which has been diligently serving their local community, has a building which they own outright. The trouble is that the trustees have not sanctioned any spending on property maintenance for twenty years and now face a bill of £150K+ for immediate repairs. The future of the charity is now in jeopardy. Yes a right royal ostrich. Other Ostriches include the charity who rang up wanting to sell their building but not sure whether they owned the title deeds; or the charity ringing up for facilities management advice 2 weeks before moving offices. Good news for Ethical Property Foundation are the Wise Virgins who ring up seeking advice on how to plan and prepare for property management, maintenance and future change. There is so much which can be done, with even small amount of money and time put aside regularly. Thursday 26th Sept. sees our online free specialist clinic which we are running with Utility Aid. Bookable slots with one of our top chartered surveyors, plus colleagues from Heaward Solutions, Russell-Cooke Solicitors, CAFBank, and vatadvice.org https://lnkd.in/e3NRTz27 Wise Virgins don’t win thanks or prizes, but trust me, never get involved with an Ostrich. #charity #property #freeadvice #charitylaw

Everyone has an opinion. Most are not voiced, most sit in your head and either fade into the past or sit and fester. I have one in my head right now, it wont leave though and as I ruminate, I know that only voicing it will bring relief. Only by saying it without fear of being cancelled, of being 'trolled', of being thought of as troubled will I gain back some inner peace, so lets try it shall we? I see posted here, week in week out, the efforts of many good people, raising money for charities, helping those who are not so fortunate or providing a free service locally, but why are they having to do it? Why are so many needed? That's my thought, that's my opinion, so let me elaborate. Our governments and councils can always find money for the fashion projects, the road closures, the bus lanes, the cycle lanes, the pedestrian areas, the purchase of redundant buildings because they are 'historic', the PC directives, the list goes on. The office of the Yorkshire mayor recently awarded Sheffield £21million for one of these fashion projects, why? Why not finance the Archer project, why not help the Children's Hospital charity, why not give some to Bluebell Wood children's hospice or a hundred other good causes? Locally we have a shortage of mental health provision, like most of the country we are desperately short of council houses, services are at breaking point. If we have £21m available to spend locally on the concrete, bricks and flagstones, pet projects, I ask why? Why? Why? Why? Why did planting a few trees in the Don Valley become more important than rough sleeping in our town centres, why is it more important to buy a derelict building than build affordable housing, why do we need to replace one roundabout for another, why do we need to put thriving businesses out of business by making access difficult, and finally why are those responsible still doing it?

CHARITY Contrary to claims by many people, giving to charity does not keep egos in check. On the contrary, people who give to charity organizations are always bragging about it. The way these people think is that they are superior; therefore, they can give to inferior or less fortunate people. I feel that charity should be practiced within your professional ambit. Pay your workers decent salaries, give them material benefits. Do not exploit them. Follow Lean Management principles to keep the workforce and the management happy. That is charity for me. Giving a certain percentage to nameless faceless charitable projects is equivalent to social drama for me. Besides, the fact that executives from large charities travel first class and stay in luxury hotels while turning up for meetings in the most expensive suits and shoes does not inspire trust.

When selling your home, it's important to be realistic about the price. Partner with your agent to analyze recent sales in your area and discover the rhythm of current pricing. Consider your home's unique charms and factor them into the value equation. Be open to adjusting your price based on market shifts and buyer feedback. Remember, a realistic price attracts serious buyers, leading to a smoother sale.⠀ ⠀ Charity Slawter REALTOR® (360)2688420📱 License#136037 #charityslawter #Realtor #RealEstate #RealEstateAgent #charityslawterrealestate #charityslawterrealtor #charityslawterrealestateagent #exprealty #exprealtyproperties #livewell #thelivewellgroup #livewellhomegroup #livewellhomegroupwa #livewellwa #livewellhomes #warealtor #warealestate #warealty #olympia #lacey #lakewood #sheraton

When buying a home, it's always a good idea to set a realistic budget. Securing a pre-approval will help you understand what you can truly afford. Remember to also factor in closing costs, taxes, and insurance. Craft a realistic monthly payment plan, considering the "extras" like maintenance and unexpected bills. Remember, a comfortable buffer means you can enjoy your home, not stress about it. 🚫👶 Choosing a no-kids lifestyle? Estate planning ensures your wishes are respected and your assets are distributed according to your preferences. Without an estate plan, your assets could be distributed according to state laws, which might not align with your desires. This means that distant relatives you barely know or even the state itself could inherit your hard-earned assets instead of the people or causes you care about. By planning ahead, you can ensure that your legacy reflects your values and supports the people or charities that matter most to you. Whether it's leaving a portion of your estate to friends, setting up a scholarship fund, or donating to a favorite charity, an estate plan gives you control over your wealth and peace of mind knowing your intentions will be honored. #yourhomelegal #estateplanning #personalfinance #mom #parenting #newborn #lifeinsurance #legaltip #nokids #nokidslife #DINK #dualincomenokids #estateplan
