Just about every month, I hear someone claim that increased housing costs through costly energy code mandates will increase housing affordability. That's not how it works. Increasing housing costs raise barriers to housing access by pricing people out of the market. Despite entrenched beliefs to the contrary, mortgages do not consider the energy efficiency of the home when calculating purchasing power. Morning property news. Annual affordable homes shortfall in England set to hit 187,000 England needs 187,000 additional affordable homes each year. According to the latest Savills research, there is an annual affordable housing shortfall of 128,000 homes at present and this is set to grow as “mounting pressures on housing providers start to bite”. The research also shows that affordable housing need in England increased from 70,000 in 2015 to a predicted 187,000 in 2024. Savills’ calculations are based on the government’s recently proposed changes to the standard method for housing need which adds up to 373,000 homes per year across all English local authorities. https://lnkd.in/eWWZMknj

We have created an incredibly complex (and at this point, very necessary) ecosystem around housing affordability on the demand side, when the majority of our affordability issues would be -or more precisely, could have been- solved by cities and jurisdictions 1) allowing and 2) encouraging, housing supply.
