The Department for Communities has published its Housing Supply Strategy (2024 – 2039). This sets out an ambition of delivering at least 100,000 homes. Over the weekend the State Government announced draft local government housing targets. These targets are a positive step towards achieving our housing goals. However, there are several critical issues for Councils and the State to consider for these targets to be a success. In established Melbourne, it's essential that these targets account for current or planned infrastructure to support growth. Additionally, the government must provide clear information about available and development-ready land in each Local Government Area (LGA). The Victorian Government needs to acknowledge and make the most of the greater capacity for the Greenfields to deliver more homes at scale sooner. The scope of the housing supply crisis gripping the state requires immediate action to unlock short-and medium-term supply. In the current economic climate, any changes to the planning scheme to deliver more homes will be ineffective unless the government creates the right policy platform to activate the market. It's widely known across the industry that approved projects are stalling due to the high costs of labour, materials, and capital, which significantly impact supply and affordability. This is a call to action for the Government to listen to the industry and implement the right policy settings for developers and purchasers to mobilise the industry to meet these targets. Let's work together to create a sustainable and affordable housing future for all Victorians.
