Converting a 116-unit hotel to an apartment complex may seem like a straightforward project, that is, until you get behind the walls and uncover all the unique challenges. For Lenox Cove Apartment Homes in Jacksonville, we had to transform four structures in total, three apartment buildings and one clubhouse. An obstacle emerged when we noticed there was one circuit breaker for every three hotel rooms — for an apartment complex, we would need to install one feed for every unit. The complex also changed ownership during construction, a curveball that fortunately didn’t hinder the work. All in all, this project showcased the power of value engineering, as we prioritized the most crucial modifications while ensuring everything was up to code. For a transformation of this scope, we were able to overcome adversity on a large scale. It was a real statement piece for J. I’m delighted to share the next chapter of our derelict property series. In this episode, we’re focusing on a special project located on Shandon Street, a building that dates back to the 1700s. Over the years, this property has seen Cork’s rich history unfold and once served as a family-run greengrocer, with apartments on the upper floors rented to workers from the old Dunlops factory. After sitting empty for 15 years, we’re breathing new life into it. Despite its long period of vacancy, initial inspections have shown that the roof has kept the interior largely intact, with minimal water damage. Of course, there are areas needing urgent attention, like rotten beams, but we’re already working to restore these. We’ll be reimagining the space—moving kitchens and living areas to the front, where we can take full advantage of the south-facing windows and stunning river views. Bedrooms will shift to the rear for more privacy. Bringing this beautiful building back to life will contribute a net housing gain to the market.
