Boston Residential Group, LLC (BRG) have announced the intent to commence construction of the 12-story condo tower at 55 India St. in Boston after a 4 year pause. BRG secured $90 million in financing from Bank OZK which allow construction to proceed. This project is among the first high-end developments to break ground post-COVID. The 76,000 SF building will feature 29 units, including 5 affordable artist lofts, and a 4,250 SF ground floor restaurant. Rising construction costs and interest rates have inflated the projected project cost form $72M to $90M since the project was paused. however, the strength of Boston's residential market gives BRG CEO Curtis Kemeny confidence in the project’s ability to turn over the condos. The most amazing thing about design, is you can design something to be at once economical, high-performance, durable and stylish. Every human deserves dignity, and thoughtful architecture can meet insanely tight budgets, timelines, and provide a superior quality of life to its residents. All we need to do is care, and understand how it can be done. I will go out on a limb to add - housing for those in need, can and should be as desirable as housing for those that can afford it - since it is my firm belief that mixed income developments promote civil society, and can benefit everyone. #afforabilitythroughsimplicity ps: space (and I don't mean footprint) costs nothing, and that's what is so great about these projects, the spaces are carefully designed, the structural materials are often the finishes, and labour inputs are reduced to a minimum through simplified geometry and assembly components.

Introducing Danforth + Westlake, a new mixed-use residential project for First Capital, located near Main Street subway, the Danforth GO, as well as bus and streetcar routes. The proposed project, which has been submitted for rezoning, would redevelop the better part of a block along Danforth Avenue between Main and Westlake by updating the existing grocery store and replacing a surface parking lot to offer 80% new commercial space at grade. Two residential buildings — a 35-storey high-rise and 13-storey mid-rise — are connected by an engaging podium and mediate between different densities on either side of the site. Together, they will add 620 new homes to this growing community, with 35% of the units designed for families. The podium scheme deliberately scales down to the neighbourhood with an animated streetwall that strives to mirror the cadence and materiality of Danforth Avenue. Our goal is to strengthen the retail corridor along this major artery and create an asset for the broader community that enhances the public realm experience with fine-grain design at grade, raised bike lanes, new trees, and a POPS space at the east end of the site. We’re excited about this one and grateful to First Capital REIT for bringing us on board! And many thanks to the whole consultant team for everyone’s hard work so far: Bousfields Inc., Janet Rosenberg & Studio, civilGo Engineering Inc., BA Consulting Group Ltd., RWDI, Entuitive, The Mitchell Partnership Inc., ERA Architects Inc., and Cicada Design Inc..

An 11-story office building in Downtown Crossing would be reborn as rental housing under plans submitted by a developer active in Boston’s residential conversion program. KS Partners plans 90 apartments, including 42 studios, at the 15 Court Square property that it acquired in 2019 for $29 million. The developer hired Boston-based Balance Architects to design the $27.9 million conversion, breaking up the 7,269-square-foot floor plates into eight apartments apiece. The project would include a 17 percent income-restricted component. No parking is proposed or required, according to a small project review submitted to the Boston Planning Department. Boston’s downtown office to residential conversion program has attracted applications that would create 546 housing units. The program reduces property taxes by 75 percent over a 29-year period. According to an application for the tax abatement submitted in June, KS Partners estimates market-rate rents at $1,500 to $4,800. At the time, the building had 14 commercial tenants, including eight with leases expiring after October 2025. Tenants will be offered the chance to relocate to other KS Partners-owned properties in the downtown area, according to the filing. KS Partners also is pursuing conversion projects at 95 Devonshire St. and 258 and 262 Washington St.
