Save Melbourne An aerial image of a mega housing estate on the outskirts of Melbourne has stirred the nation. The plight of young families desperately seeking affordable houses in a dense neighborhood is a stark reminder of the human cost of Melbourne's housing crisis. We must avoid repeating the tragedy 200 years ago, caused by profit-driven housing practices during the British Industrial Revolution, which are now spreading in Australia. New residential developments should not only meet the Res-Code requirements but also prioritize residents' needs. Those projects primarily serving developers' interests must be re-evaluated with a more empathetic and understanding approach. We should foster eco-friendly living that supports environmental sustainability and mental well-being. The time for change is now. Each new residential area should be a unique community that fosters a sense of pride and belonging. Designers, investors, and relevant authorities should consider this when planning. Let's draw inspiration from our history and nature to create distinct communities, e.g.: Georgetown, Moonvalley, Spacehub, etc. Belonging to a home and community is not just a luxury; it’s a fundamental human need. Let’s work together to build a beautiful world. #AffordableHousing #Australian #Melbourne #NewsCorpAustralia #RealEstate #Investor #Rescode #Ecofriendly #environmental #sustainable #mentalhealth #IndustrialRevolution #community #residentialdevelopment #LauriePatton #Townplanning

Co-living developments are transforming London’s housing landscape, providing innovative and community-focused solutions to address the ongoing housing crisis. New research by Lichfields UK, featured in A New Way to Live: Co-living in London, reveals the rapid growth of the co-living sector and its potential to reshape urban living. Despite being in its early stages, the sector is already thriving, with nearly 70% of large-scale co-living planning applications in London gaining approval. These thoughtfully designed spaces prioritize affordability, flexibility, and a sense of community, catering to young professionals and others seeking modern, high-quality living environments. However, misconceptions persist, and collaborative efforts between developers, policymakers, and communities are essential to ensure co-living is fully integrated into housing strategies. Adam Donovan, Planning Director at Lichfields, emphasizes that co-living is not a temporary fix but a forward-thinking lifestyle that addresses London’s housing challenges while fostering community living. To explore how co-living is reshaping housing in London and the potential benefits for local authorities and residents alike, read the full article: https://lnkd.in/eNv4twch #CoLiving #LichfieldsResearch #LichfieldsUK #LondonHousingCrisis #ConstructionInnovation #AffordableHousingSolutions #UrbanDevelopment

For Melbourne to stay the diverse city we know and love, we need better social housing and more of it. We’re privileged to be working with Homes Victoria once more, on the redevelopment of the first of the 44 public housing towers across the city. Elgin Towers will be transformed as part of the largest urban renewal program in Australia’s history with 231 homes for renters providing a 16% boost to public housing supply for the community. The scheme will focus on accessible, connected, quality homes that offer an energy-efficient future. Principal and Living Sector Leader, Oliver Mayger says, “Our priority is to listen to the lived experience of public housing renters, staff, and the community to ensure we design a site that meets the needs of the people who will live there for generations to come. From the very first sketch, we’ll work together to design housing that’s equitable, modern, and sustainable – and which renters and the community can feel immensely proud of.” We’re proud to be involved in a project that can deliver such critical infrastructure to the community in a time where housing stability matters more than ever. If you want to get in touch, please reach out to Principal, Oliver Mayger here: https://lnkd.in/gnFXxkeA or Senior Associate, Elizabeth Seuseu here: https://lnkd.in/gCam6E7C As always, our projects reflect significant collaboration with our design partners: Collective Engineering, HIP V. Arvo #RealEstateAustralia! Let's have a quick refresher on zoning laws and their impact on housing affordability in Australia. With the current housing crunch, getting a handle on these changes can give us some insight into where we can capitalize the most. With the government having a lot of pressure to create affordable housing, we've seen significant updates to zoning in recent years. In Sydney and Melbourne, a big push towards higher-density living has been implemented. Rezoning certain areas to allow for multi-story apartment complexes means we can make better use of limited urban land. Brisbane is jumping on the bandwagon too, with recent changes encouraging mixed-use developments combining residential, commercial, and recreational spaces all in one vibrant community. This flexibility is welcome to create more dynamic living environments for residents. And let's not forget our regional areas. States like Victoria and Queensland are loosening restrictions on land use in rural zones. This opens the door for new housing estates, easing the pressure on big cities and breathing new life into regional towns. So, what does this mean for us in the industry? New Opportunities: The changes in zoning laws mean more projects can get off the ground, especially in areas that were previously off-limits. This opens up a whole new range of properties to develop and sell. Cost Effectiveness: Higher density and mixed-use developments can cut down on construction and infrastructure costs. By passing these savings on, we can make our listings more attractive to buyers on a budget. Market Expansion: With a focus on regional development, there's a growing market outside the usual urban hotspots. This is our chance to diversify our portfolios and reach new customers looking for affordable housing. Creative Solutions: Flexibility in zoning allows us to design more innovative and sustainable housing options. We can market these unique living spaces to cater to modern lifestyle needs. Let's stay informed and ahead of the game mates! Let's keep grinding for those sales! #ArcaniteInsights #ZoningLaws #HousingAffordability #AussieRealEstate #UrbanDevelopment #RegionalGrowth #PropertyMarket #AffordableHousing #InnovativeLiving #ArcaniteCommunity
