For some weeks now, we have been busy visiting a number of properties owned and operated by Lincolnshire Co-op across the entire Lincolnshire County to carry out fire safety inspections and surveys. Our client is being extremely pro-active ensuring the safety of their tenants. Where fire doors require repairs and/or replacing, Lincolnshire Co-op are taking this information on board and putting actions in place to not only carry out the works, but also discuss with us a suitable specification for the works so they can ensure their contractors are all ‘singing from the same hymn sheet’ as they say. This is an excellent idea for such a large portfolio of properties, to ensure consistency and compliance across all homes, when dealing with multiple approved contractors from their approved supply chain. The picture shows us out one day in Lincoln, a rare day where we had some sunshine, but not quite enough for sunglasses though! Following the fire in Kensington yesterday we received a number of calls from landlords asking for fire safety advice, as our name is listed on the IFE website due to our third party accreditation. Purpose built flats and conversions should be designed from the outset with fire safety in mind and it’s a legal requirement for all blocks of flats (including houses converted into two or more flats) to have a fire safety risk assessment. This will at the very least include the communal areas and the front doors of individual flats (which must be fire(-resistant) doors). For conversion flats, the risk assessment may well need to extend to the interior of the flats themselves. A basic fire risk assessment examines the communal areas and examines the main doors - if applicable to the flats. If there's any reason to doubt the structural fire protection of a block, a more intrusive assessment may be required, which might include opening up the structure of the building to check its fire resistance.
