Rents are set to skyrocket by a staggering 10% this year, the highest jump since the GFC. For those already struggling to keep a roof over their heads, this could be the tipping point. The difference between making ends meet and falling into homelessness. We need a greater investment in social and affordable housing, to create a safety net for those hit hardest by the rent hikes. 🏠 I attended an eye-opening event on Future Cities with David Rudlin last month at the Watershed, where the pressing challenges of Bristol's housing crisis were discussed. The numbers don't lie: Bristol is facing a housing crisis of unprecedented proportions! The average house price is nearly 12 times the average salary, making homeownership a distant dream for many. Due to a lack of affordable accommodation, over 800 people are forced to live in vans. 🚐 In addition to the 20,000 households on the council's waiting list and the 1,400 homeless households in temporary shelters, the private rental sector is overwhelmed, with over 300 inquiries per available home. This from Homeless Network Scotland 👇 With numbers in the housing budget and homelessness data both going the wrong way this week, there's no doubt that the impact of these setbacks is profound. But you just can't keep a good sector down. Because alongside urgent calls for more homes, more urgently - we see more and more developments squeezing every last drop of potential from the housing already to hand. This is about buying back homes, turning over voids faster, converting commercial spaces, releasing empty homes and easing access to the private rented sector.

As pandemic-era rental assistance and eviction protections expire, the housing burden on ALICE households (Asset Limited, Income Constrained, Employed) in New York State is becoming increasingly severe. In 2022: 🏘️ 68% of NY households were rent-burdened, paying over 30% of their income on rent. 🏘️ 44% were severely rent-burdened, paying a staggering 50% or more of their income on rent. With rising costs of living and the loss of crucial support systems, many ALICE families are now at risk of housing insecurity and potential homelessness. Housing choice vouchers are the federal government's most significant rental assistance; 2.3 million American households rely on the $30 billion program. Across the country, the number of vouchers is determined by annual funding from Congress. However, studies have found that funding has yet to keep up with rental prices in cities like San Francisco and Los Angeles. This has contributed to the homelessness crisis in cities like Los Angeles. Addressing housing and homelessness is our most urgent issue. Local councils are sounding the alarm on the housing crisis 🚨 Tenant’s union Housing Action Teesside are calling for large-scale council housing to address rising homelessness. 📈Since July 2023, rents in Stockton have risen by 7.9%, contributing to an 83% rise in homelessness. Many households remain stuck in damp, mouldy and unfit-for-purpose temporary accommodation while waiting for council housing. Housing Action suggests building more council housing could help relieve waiting lists and provide a fairer alternative to private renting. 🏚️But what if vacant homes could be part of the solution?
