While summer is traditionally a slow period for New York City real estate, and many headlines hyperbolized a poor market, the Manhattan #Penthouse market was strong. Q3 2024 saw 20% more penthouse transactions over $2M than Q2. ❗️This is the only year where Q3 has outperformed Q2 since we began tracking in 2018, except for 2020 which had an expectedly small Q2. ❗️    Of the 71 penthouses closed, the average price per square foot (#PPSF) was $2,270—aligning with the price rebalancing we’re seeing across the market.
