BKM Capital Partners has acquired the 217 Distribution Center, a multi-tenant industrial park in Metro Portland. This 451,062 sq ft property offers 13 units and boasts excellent features like dual-dock-high loading capabilities, 24-foot-clear heights, and 14 railway dock doors. BKM plans to invest $4 million in upgrades, including roofs, parking lots, and more, while increasing the number of units to 15. The property's location along Highway 217 provides easy access to the Pacific Northwest, making it ideal for logistics-focused tenants. Currently, it's fully leased to credit tenants like Nike, Rexel, and the Beaverton Police Department. This acquisition is part of BKM's successful year, during which they acquired 14 properties totaling 2.2 million sq ft in various states. Freshwater Place car park Southbank sold by JLL The Freshwater Place car park at 2 Southbank Boulevard, Southbank sold by JLL’s Nick Peden Josh Rutman and MingXuan Li 李名轩 to a private Singaporean investor on behalf of Frasers Property Group. JLL Director of Capital Markets Victoria; Nick Peden said the purchase price equated to $60,377 per bay, illustrating the demand for an asset class rarely offered to the market. He said interest in the car park was very strong with 115 registered enquiries and 14 individual inspections. JLL Executive Director of Capital Markets Victoria; Josh Rutman said the deal was the largest strata sale in more than three years and Southbank's largest sale this year. It was the first time the property had transacted since its completion in 2005. “The successful purchaser was an offshore private investor drawn to the tightly held nature of the asset class and the solid fundamentals of Melbourne real estate,” Mr Josh Rutman said. Good morning. Here’s your Tuesday round-up of the latest news and views from EG. 🛍 Landsec has closed a deal to buy GIC’s 17.5% stake in Bluewater shopping centre, in Kent, for £120m. The deal takes the owner’s stake in the centre to 66.25%. The listed owner said the investment will increase its net rental income by £10.3m on an annualised basis. 🛒 Warehouse REIT has bought a slice of Ventura Retail Park in Tamworth for £38.6m, representing a net initial yield of 7.4%. The news comes as the investor returns to profit in the year to 31 March, generating IFRS pre-tax profit of £34.3m, compared with a £182.8m loss last year. The REIT cited “robust” occupier demand, with contracted rents growing by 5.1% on a like-for-like basis. 🏭 L&Q Estates has sold a 600,000 sq ft site in Coventry to industrial developer Panattoni, which is drawing up plans for a £135m GDV speculative development. The site also has a residential aspect, which has been acquired by Taylor Wimpey plc. It is expected to consist of up to 73 homes. Combined, the total GDV of the site is estimated to be worth around £155m. 🤝 CBRE Group has set out plans to combine its project management business with its majority-owned subsidiary Turner & Townsend, as it increases its stake in the consultancy to 70%. On closing the deal, CBRE will own 70% of the combined business, with Turner & Townsend partners holding the remaining 30%. It has invested around $70m (£55.3m) in upping its stake, excluding deal costs. 🏨 And, Firethorn Trust has bought the 150-bed Malmaison York hotel from LOTHBURY PROPERTY TRUST COMPANY LIMITED, as the latter winds down. The boutique hotel was sold in an off-market deal for an undisclosed sum, although Lothbury had placed a valuation on it of £31m. It is a 29,000 sq ft site occupied by Malmaison on a 35-year lease at £2.1m per annum. 📝 John Lewis Partnership has secured planning approval for their first BTR development in Bromley, as they begin to make their move into the industry. The new Bromley scheme will deliver 353 energy efficient units in a mix of one, two and three-bedroom Build to Rent homes, alongside as much affordable housing that is commercially viable. It will see an existing Waitrose site converted for the scheme. It comes following the 2022 agreement where global investment company abrdn and John Lewis Partnership’s announced a £500m joint venture to deliver around 1,000 new homes across three local communities which includes this Bromley site alongside sites in West Ealing and Reading. "This isn’t just about the creation of homes, but also about creating a diverse space that will benefit the local area.
