Located in Forest Gate, East London, Westbury Road transforms an undeveloped plot into a vibrant residential community. The site, bound by low-rise homes and a four-storey police station, presented unique challenges and opportunities for Marjoram Architects to maximize its potential. The development introduces 16 high-quality apartments, offering a mix of 1, 2, and 3-bedroom units with tenures split between affordable housing and private sale. This balance ensures accessibility and diversity within the community. Key design features include: ✔️ Carefully considered massing: The building’s sculpted façade and stepped upper levels respond to site constraints and blend harmoniously with the surrounding neighbourhood. This approach also enhances privacy, minimizes impact on neighbouring properties, and adheres to important planning considerations such as the 45° rule. ✔️ Landscaped public realm: Around the building, thoughtfully designed outdoor spaces encourage interaction and create a sense of place, with integrated and projected balconies overlooking the shared spaces. Every detail, from the building’s scale to its façade, has been designed to create sustainable, well-connected urban living environments. Maerua Mall in Windhoek, Namibia, is currently under transformation. The 61 500m2 GLA existing centre’s reconfiguration has been designed by MDSArchitecture for owners Oryx Properties Limited. Various sections of the mall have been categorised and colour coded according to the climatic regions of Namibia including Caprivi, Central Highlands, Kalahari, Great Ridge, and Namib. The first phase, the Central Highlands, features a newly upgraded entrance with a new open piazza area and additional restaurants. Wooden slats are a strong feature complemented by greenery and rocks in keeping with the theme and bringing a natural softness to the urban space. To create visual interest in the contemporary design, materials are exposed including i-beams, timber, and concrete. A complex reconfiguration, existing rocks are being reused and will feature prominently with several changes in elevation. The planting is low maintenance, fitting with the earthy colour palette and stone tiles. Construction is currently underway with its completion scheduled for late 2024. #architecture #namibia #propertydevelopment #commercialrealestate #shoppingcentre #architecturaldesign #realestateinvestment #mall #retailrealestate #construction #propertyowners #landlords #windhoek

Where do I begin? In isolation, this is indeed an attractive tower design. What the issue is here however, possibly even more than the way that way that it impacts the heritage-listed Parcels Post Building at Sydney’s historic Central Station (which should be obvious), is the way that indigenous and built heritage has been used to justify this 45 storey proposal. I will allow others to look at the design, consider the quotes from this article (which come almost directly from the raft of documentation to support the proposal), and draw their own conclusions. - “The slender looking building… resembles the form of a “clustered pill” shape to symbolize an Indigenous Australian message stick.” - “Terracotta fins on the tower’s facade reference the character of the Parcels Post building” - “Toga Central will sit above the former Parcels Post building” (please note the massive support pillar) - “the curved facade seeks to mirror the conformation of the historical building.” https://lnkd.in/e6DaZVQT

In Palermo, Buenos Aires, Argentina, an adaptive reuse project by architect Ignacio Szulman, reinvigorates a historic building, in a historic city that dates back to the 1500’s. While this building itself does not date back that far, it has seen generations of purposes, residents, and changes over the years. Using the existing building frame and reinforcing it with concrete due to the bricks age, the home is a collective of different materiality and reflective of pieces in time. Three separate courtyards were designed within the property for natural sunlight, fresh air circulation, ventilation, and to create a connection to nature. Adaptive reuse of our existing built environment, is just as important as new green construction, anywhere that material can be reused and/or recycled is something that will help us all build more resilient cities. EXHIBITION | NEXUS – A Manifesto for New Architecture. Elizabeth de PORTZAMPARC, Paris Citadelles The design is a renovation of a former “Redoute” military fort to a 4-star hotel, laboratories, student housing, retail, wellness center and convention center in Villejuif. The vertical village project re-establishes a link between the site and its environment without physical barriers. It has a strong aesthetic and offers a wide variety of public spaces that encourage all types of social interaction. The public space is both mineral and vegetal, designed according to a principle of hierarchy of intimacy. This central plot vertical village design is inspired by medieval villages and uses prefabricated timber for its construction system. The result is a vertical village, with a stairway winding between the dwellings, creating a communal living area with terraces, buffer spaces that protect the privacy of the dwellings. Wooden modular housing units feature a regular grid structure. The post and-beam system contains of wooden modules of 3 lengths. They can be installed in any combination to produce a variety of aesthetic designs, resulting in pleasant homes with a diversity of outdoor spaces, including terraces, verandas and loggias. Canopies extend the modules set back from the lower module. EXHIBITION 1 June – 10 July As always, free entrance. 🏠 Size does not always matter: 𝗗𝗶𝗱 𝘆𝗼𝘂 𝗸𝗻𝗼𝘄 𝘁𝗵𝗮𝘁 𝘁𝗵𝗲 𝘀𝗺𝗮𝗹𝗹𝗲𝘀𝘁 𝗵𝗼𝘂𝘀𝗲 𝗶𝗻 𝗘𝘂𝗿𝗼𝗽𝗲 𝗶𝘀 𝗹𝗼𝗰𝗮𝘁𝗲𝗱 𝗶𝗻 𝗔𝘂𝘀𝘁𝗿𝗶𝗮? Bregenz, the capital of the Austrian state of Vorarlberg, is home to a unique architectural construction known as the "smallest house in Europe". At its narrowest point, this remarkable building measures just 57 centimetres! Built in the 18th century, the house originally served as a passageway between the streets of Kirchstraße and Römerstraße. It was later closed and used as a residence before being used for various other purposes, including as a shop. With its three storeys and traditional pitched roof, it is a good example of efficient use of space and medieval town planning. While the facade facing Kirchstraße is extremely narrow, the building widens towards the rear, reaching a width of around four metres at the back. Today, the charming structure is a listed building and a popular tourist attraction. The house adds a touch of nostalgia to the streets of Bregenz and demonstrates Austria's rich architectural heritage. A stroll through Kirchstraße is like travelling back in time. This tiny house reminds us that size does not always equate to grandeur, proving that even the smallest spaces can capture significant attention. #advantageaustria #didyouknow #smallesthouse #architecture

Darling Street DA Lodged. BMA has designed a new mixed-use development on Darling Street, Balmain. The proposal for this unique site complements the conservation significance of the immediate Darling Street context. The character of the scheme is contemporary in aesthetic although the proportions and rhythm of the building form are sympathetic of the predominantly Victorian period buildings nearby. A restrained palette and keen rhythm reflects the nature of these period facades and Darling Street context. The recessed upper storey reduces the perceived scale of the project with an activated retail frontage at ground and commercial office space above. Four (4) new apartments and associated communal open space are located at the upper storey. _ Architecture: Benson McCormack Architecture 3D Render: @thechambercreative Client: LARESU _ #australia #balmain #innerwest #sydney #retail #commerical #residential #architecture #design #development #mixeduse #mixedusedevelopment #residentialdevelopment #apartmentdesign #commercialrealestate #commercialdevelopment #retaildesign #brick #cladding #landscapearchitecture #3drender #photomontage #publicdomain #localproject #sydneyarchitects #bmarchitects #architectureanddesign

In Beijing, China, a historic preservation/ adaptive reuse project transforms 7 buildings into a single family residence with multiple courtyards. Architects wanted to accomplish two major goals with this renovation and reimagination, they wanted to protect, preserve and restore the existing elements, while also cleaning up the site and making it more navigable while incorporating more contemporary elements. Three separate courtyards allow for outdoor space within the new compound. Each courtyard serves a different purpose, with floor to ceiling glass windows and/or sliding wall panels allowing for a stronger connection with the outdoor spaces. The courtyards vegetation allow for natural cooling of the courtyards and the strategic placement of the walls, doors, and windows, allows for natural venthilation throughout the courtyards and interior spaces. The courtyards also allow for natural sunlight to stream into the interior spaces throughout the day, which lowers energy needs for the residence. Conservation and preservation of the existing trees was of great importance to designers, as well as reducing material waste. Many of the materials that were removed during construction were reused within the new parts of the project. Projects such as this, are a great example of ways in which we can transform our urban environments sustainably. We don’t need to build new structures in order to modernize older cities. Using existing structures, recycling their materials, and incorporating natural light sources and natural air venthilation are all crucial elements of sustainability.
