Last week, we announced the latest round of awards from the Affordable Housing Leverage Fund (AHLF). $11.2MM to 12 projects delivering 357 units of affordable housing to Cincinnati residents. We’re proud of the results and – because it matters to those results – the process we used to get there. A little on both, then. This is all possible because the City of Cincinnati and Hamilton County, in their genuine wisdom, committed to investing in CDF together. This allowed us to consider a much larger pool of projects and advance multiple strategic priorities at once: -           Leveraging state funding: aligning our timing with multiple state funding cycles allowed CDF to boost the chances of Cincinnati-area projects for highly competitive state funds; -           Targeting affordability in “hot” neighborhoods: specifically encouraging affordability in areas seeing lots of investment delivered projects in OTR, Walnut Hills, Northside, and Evanston; -           Building developer capacity: continuing to support the growth of smaller developers to expand the region’s capacity to build, and affordably. This round of awards brings the total AHLF investment since late 2022 to $51 million in grants and loans to 44 projects delivering 1448 units (1357 income-restricted, 85% at 60% AMI or less). Work that responded to a loud community demand for affordability. And with an active pipeline of 19 projects (1055 units) seeking AHLF funding, that work continues.

An insightful time at last week's UKREiiF event, filled with discussions and ideas to accelerate transformational investment across UK real estate.  Key takeaways from UKREiiF 2024 highlighted the importance of partnerships to ensure sustainable growth across the residential sector to meet growing demand and affordability. - Utilising data for real estate development so home builders can meet genuine local needs rather than merely adhering to local planning policies - It’s imperative to challenge local authorities to develop housing that aligns with the local population’s needs, affordability, and sustainability requirements. - The urgent need for comprehensive planning reform to address the ever-deepening housing supply crisis across the UK. - Wider and deeper partnerships between the public and private sectors are essential for increasing the speed and efficiency of housing project deliveries  - The continued investment growth from national and global funds into the UK’s Build to Rent industry demonstrates strong confidence in the housing sector. With the growing need to address housing supply, the role of data-driven insights and decisions continue to play an important role across the entire housing lifecycle for developers, investors and operators. #property #housingmarket #proptech #housing #investment

Cannot think of a better way of reconnecting communities, than injecting Universal Design into policy, practice and projects. One of the biggest barriers to multimodal transportation and pedestrian mobility is the lack of Universal Design in the built environment. A person with a disability cannot access the world's greatest Bus Rapid Transit, Commuter Light Rail, Autonomous Vehicle Fleet or even cross the street to get to a park -- if sidewalks are blocked, broken, incomplete or just plain too narrow for a wheelchair user to use safely. Transportation networks are only as good as the connectivity that facilitates mobility by all people of all abilities. I look forward to holistic projects that erase ableist design that segregates, isolates and does injustice to 60+ million people with disabilities.
