This provides the designers with the opportunity to excel and deliver exceptional, innovative projects. Additionally, with this delivery method, we are designing to build, not designing to bid. The designers are working directly with a specific builder throughout the iterative design and construction process, not designing for a yet-to-be-identified builder. This creates competition based on the most important factors affecting a project’s success since it increases the likelihood of awarding the project to an exceptional design-builder that produces high-quality work. Additionally, if the Owner is following DBIA’s Best Practices and is establishing itself as an “Owner of Choice,” there should be robust competition from the design-builder community. Here's a revolutionary idea. Not every Client (that's you) wants architectural services tailored to their needs. At least not at first. WTF? Investing in an architect IS WORTH IT (a 1040% return on every dollar in fees, to be exact) but this doesn't help you make progress when a project is still taking shape. A service can't be tailored until the the project is very well understood, which is a process worth paying for in itself. When an architect does this for "free" it creates a situation of obligation. The architect now "needs" your job because they've spent time tailoring a proposal, but you thought you were just seeing if you wanted to go down this path at all. This is a situation ripe for frustration. And if you want to compare two architects, each architect will tailor in a different way, making it difficult to compare their offerings. And by the time you've processed all that you're mentally exhausted and go talk directly to a builder who isn't a designer at all! GASP! To 𝒔𝒖𝒄𝒄𝒆𝒆𝒅 you have to do above three. Hence, the architect 𝘢𝘤𝘵𝘪𝘷𝘦𝘭𝘺 wear 𝒕𝒉𝒓𝒆𝒆 Hats. Sometimes 𝒅𝒆𝒑𝒆𝒏𝒅𝒊𝒏𝒈 on the project, one hat is HEAVIER than the other two, but you 𝘢𝘭𝘸𝘢𝘺𝘴 must wear all three. In fact you cannot 𝒔𝒖𝒄𝒄𝒆𝒆𝒅 without wearing Three Hats. Doing each run on their 𝒐𝒘𝒏 is a form of 𝐟𝐚𝐢𝐥𝐮𝐫𝐞. 1. If you just do 𝐝𝐞𝐬𝐢𝐠𝐧 but 𝘶𝘯𝘢𝘣𝘭𝘦 to execute it you have 𝘧𝘢𝘪𝘭𝘦𝘥. 2. If you have a 𝘨𝘳𝘦𝘢𝘵 𝘵𝘦𝘤𝘩𝘯𝘰𝘭𝘰𝘨𝘺 but your process is a 𝘣𝘶𝘯𝘤𝘩 𝘰𝘧 𝘮𝘰𝘯𝘬𝘦𝘺𝘴 then it's 𝘯𝘰𝘵 good either. 3. If you just do 𝘱𝘳𝘰𝘤𝘦𝘴𝘴, you'll be 𝒘𝒐𝒓𝒔𝒉𝒊𝒑𝒊𝒏𝒈 the process but not doing anything. The 𝒑𝒓𝒐𝒄𝒆𝒔𝒔 affect the 𝘵𝘦𝘤𝘩𝘯𝘰𝘭𝘰𝘨𝘺 which is related to design, 𝒅𝒆𝒔𝒊𝒈𝒏 affects the process it's all the same actually. You must practice all three and what I find is it's a 𝑪𝒐𝒏𝒕𝒊𝒏𝒖𝒖𝒎. One of the most common issues we come across in the design build industry is the design backlog… How long should it be? Some say it’s a measure of success. We’re backed up six months, we’re backed up a month. Some view that backlog and confuse that with consumer demand. Others could view that backlog as a blockage within the system, and a hurdle to overcome in order to not just scale your company, but to better serve your clients. In today’s economy, we’re looking for expediency, and waiting months for a design is a hindrance to growth, and overall detraction from your client experience. Having worked and consulted with over 10 companies in a decade, across three different states, I can tell you that there is no standard for design time turnaround. But ultimately, the sooner the better, in order to keep your client, excited and involved in the design process not bored and detached. Sales is much less about the end product and much more about the experience of the relationship. I always tell my architect friends “Never give away too much before the contract is done.” A new project, a new client, a new design— That's it! We get excited! We want to work on it, bring the best out of it. Brainstorm, design, execute—it is intoxicating! But sometimes, enthusiasm can go overboard. Overwhelmed by excitement, I've gone above and beyond, offering extra revisions and unsolicited advice. It felt like the right thing to do, but it was a costly mistake. The harsh reality is that a project isn't ours until the contract is signed. While providing value is essential, giving away the entire blueprint upfront is detrimental. It undervalues our expertise, potentially diminishes client appreciation, and who knows? You might be emotionally invested in projects that may never materialize. The key is to focus on the sale! That’s why I always say: A handshake seals a deal, but a contract safeguards the dream we design together! #interiordesign #contract #business
