As data center REITs, Equinix and Digital Realty Trust both benefit from the surge in demand created by artificial intelligence. But their customer profiles are different, says Harold Chen, Director of Commercial Real Estate at Fitch Ratings. Compared with Equinix, Digital Realty has a higher concentration of hyperscaler customers, says Chen. While hyperscaler companies like Microsoft, Meta and Alphabet have the ability to speak for all the rack space in a data center, having hyperscalers as primary customers does mean higher tenant concentration, an important category of risk. Investor interest in data centers is surging as the once-niche segment continues its winning streak, reported Bisnow. "Ninety-seven percent of those participating in CBRE’s Global Data Center Survey said they plan to funnel more money toward data centers this year, up from 89% in 2023. The remainder said they would maintain their current allocations, with not a single investor planning to rein in funds."
