As data center REITs, Equinix and Digital Realty Trust both benefit from the surge in demand created by artificial intelligence. But their customer profiles are different, says Harold Chen, Director of Commercial Real Estate at Fitch Ratings. Compared with Equinix, Digital Realty has a higher concentration of hyperscaler customers, says Chen. While hyperscaler companies like Microsoft, Meta and Alphabet have the ability to speak for all the rack space in a data center, having hyperscalers as primary customers does mean higher tenant concentration, an important category of risk. 🚀 Breaking Ground on the Future of Data Centers in the U.S. 🚀 The data center boom continues across the U.S. with several exciting projects recently breaking ground: Edged has started a $250M data center in New Albany, Ohio, featuring ultra-efficient systems and waterless cooling tech to meet the growing demands of AI and advanced computing. This 24 MW facility is expected to open by July 2025. American Tower is enhancing its Edge network with a new 7,255-square-foot facility in San Antonio, Texas. This is part of a broader strategy to roll out small Edge data centers across the country, starting construction in August 2024. Despite the surging demand for data-center capacity, the terms and conditions of long-term contracts between hyperscaler customers and data centers remain relatively stable, says Ed Diffendal, a Managing Director for Infrastructure, Americas, at global investment firm Partners Group. Customers still want to see "reliability baked into the contract" in exchange for a long-term commitment, says Diffendal. Builders of de novo data centers typically use equity as well as debt from the project finance market, where lenders greatly value having highly rated hyperscaler customers as counterparties. The contracts between data centers and customers are typically long-term, often 15 years or more. With these terms, lenders "get very comfortable and can provide debt capital at attractive rates," says Diffendal.
