Stout Development is pleased to announce the planned expansion of their current speculative building at Eagle Rock Industrial Park. The expansion project aims to add an additional 50,000 square feet of speculative space, with the potential to further extend a standalone build-to-suit building of up to 175,000 square feet on the adjacent lot (8.7-acre site). "Panattoni Poland is to build a new industrial park in the Mazovia region. The development of Panattoni Park Sochaczew with an area of almost 28,000m² will commence in the first quarter of 2025 with the first tenant – Pilkington Automotive Poland – to move in by November of the same year. Panattoni Park Sochaczew is to be constructed in the western part of Mazovia next to the DK50 national road with ready access to the DK92, as well as the A2 (12km) and the A1 motorways (50km). Located 55km from Warsaw and 75 km from Lodz, the centre will provide excellent opportunities for the development of logistics both nationally and internationally. “Sochaczew stands out as a pivotal logistics location in Mazovia, providing excellent connections to the extensive Warsaw market and other regions across Poland. Here, we will create modern facilities that support the growth of our clients’ businesses and meet the highest standards of sustainable construction,” said Michał Samborski the Head of Development at Panattoni. The first tenant to take up space in the new park will be Pilkington Automotive Poland, a global leader in the manufacture of automotive glass. Interest.co.nz latest Commercial Building Consent Analysis Table shows some interesting movements for commercial building project consents in Q3, although there are significant differences by building type. For Auckland specifically: New office space: Only 11 consents were lodged in Auckland for new office space in Q3 this year, the lowest number since Q3 2022. However the value and size of these consents were the highest since Q2 2022 and Q2 2023 respectively. $221mill total value, 74,787m2 total area and 6799m2 average per consent. New retail premises: Retail consents seem to be holding steady with $33 million of building work consented, covering 5,833 sqm of new space with an average size of 530 sqm per consent. Overall numbers are lower than last quarter, with the average size the lowest since Q3 2022. New warehouse/storage: The number of consents has increased since the record low last quarter. However the total area of the consents is more than halved at 14,476m2, average size is 762m2 which is the lowest since Q1 2023. New factory & Industrial: Seems to be bucking the trend with the overall strongest quarter since Q3 2023. "Panattoni Poland has launched construction work on Panattoni Park Poznan XIV in Głuchow, a new logistics hub in the Wielkopolska region.Gasa Group and Markat Plus are confirmed as the park's first tenants, with construction set for completion in February 2025 Panattoni Park Poznan XIV will feature two modern industrial and logistics buildings with a total planned area of 63,000m². Work has begun on the first building, covering 14,000m². Within this space, international trading company Gasa Group will occupy 6,300m² of warehouse space and 1,100m² of offices as the first tenant. Specializing in a B2B platform for plant distribution, the company plans to begin operations in the facility by the second half of February 2025. “Gasa Group decided to integrate and streamline its logistics and office operations in a larger area, all under one roof. We are glad that the company has decided on our latest development in Wielkopolska,” said Katarzyna Kujawiak, the Development Director at Panattoni. The second tenant - Markat Plus, a supplier of wood-based materials - will lease 3,000m² in the park. The company aims to begin operations in its new location by July 2025. “For both tenants, the park’s location is a huge asset since it is at a strategic point where the A2 motorway meets the S11 an S5 expressways,” added Katarzyna Kujawiak. Panattoni Park Poznań XIV is located just 1.5km from the A2 motorway and the S11 expressway junction, 12km from Poznań Airport, and 160km from the German border, ensuring excellent access to international markets. dditionally, its proximity to Poznan city centre, just 14km away, allows workers to commute using public transport. The Głuchow site also benefits from minimal traffic congestion, enhancing the park's operational efficiency and convenience. The entire park is to be certified under BREEAM for a rating of Excellent. Modern ecological solutions are to be applied to ensure water and energy savings as well as a high level of work comfort for the park’s users. For the wellbeing of future workers, Panattoni will provide greater access to natural light and has taken many factors into account in the design, including the acoustic and thermal comfort of the office space as well as the air quality. Electric vehicle charging stations will be located on the grounds of the park while green zones will be placed in front of the buildings."

Regeneration specialist developer Cityheart has signed a development agreement with East Herts District Council to deliver a mixed-use town centre scheme in Bishop’s Stortford. The Old River Lane site development agreement paves the way to draw up a detailed masterplan for the 4-acre site. Expected to cost over £70m to build the development will include scheme will include 145 new homes, alongside nearly 40,000 sq ft of retail and office space. A new internal road, accessed from Link Road to the west of the site will provide a new access point into the existing Waitrose car park. The intention is to alleviate traffic flow on Old River Lane and provide access for residents of the new development. Cityheart will be working with Kier Construction, architect Howells and M&E consultant Ridge to bring forward plans. Andrew Sanderson, development director at Cityheart, said: “Our multi-faceted redevelopment of the Old River Lane site will breathe new life into the centre of Bishop’s Stortford. “Working together with our development partners, East Herts District Council, we are collaborating with a highly experienced project team to make the most of this key site. “We look forward to finalising our masterplan and getting spades in the ground.” East Herts District Council will be funding an extensive new public realm south of the site to anchor the overall scheme. The public realm works would be undertaken by Cityheart on behalf of East Herts District Council and delivered at the same time as the rest of the development works to minimise disruption.

There was a time when this meant developers and investors could get away with light-touch refurbs, but that time has passed as evidenced by the many 'average', commodity office buildings that are suffering in the B-grade market. Network Space Developments secures planning for four new industrial units on former Manchester College site Network Space Developments (NSD) has secured planning permission for four new industrial units at its site on Welcomb Street, Openshaw, in Manchester. Bought by NSD in 2022, the former Manchester College site covers 4 acres and will be redeveloped to form an extension to the adjacent City Works Business Park. Approved by Manchester City Council, the full planning application allows for the demolition of several buildings that had been previously used as workshops by the Manchester School of Building. These will make way for 75,173 sq ft of multi-let industrial accommodation for B2 and B8 uses. The scheme, designed by AEW Architects, is accessed from Ashton Old Road (A635) and will comprise of four highly sustainable commercial units with first floor ancillary office space, ranging from 7,674 sq ft to 29,439 sq ft. Externally, there will be generous service yards, 98 car parking spaces with 20 EV charging points. The site is just 4km from both the city centre and the M60 which, in turn, provides transport links to the M67, M56 and M62, allowing connectivity with key regional hubs Liverpool, Warrington, Leeds and Sheffield. The scheme’s sustainability credentials are strengthened with various bus routes close by and Ashbury train station just 1km away.
