2024 has been a momentous year for Space House, as the building reached completion and hosted the official launch party back in October. Throughout the last few months, we had the pleasure of welcoming hundreds of fantastic guests through our door, including the ROKSANDA team, fashion models, and their guests for the London Fashion Week Spring/Summer 2025 show. Not long after, we hosted @thearchitectureclub for their annual dinner, where they explored the newly renovated 1960s workspace, welcomed by Seaforth CEO Tyler Goodwin. The London Design Festival Medal Winners’ Dinner saw attendees taking in panoramic sunset views from the Space House rooftop, with the winners Pat McGrath-, Natsai Audrey Chieza, Harry Blakiston Houston FRSA all enjoying the view of London's skyline. Guests arrived at Space House in Bentley Motors, before experiencing a delectable dinner created by Fortnum & Mason-mason. We have loved every event at Space House throughout 2024. The building has been beautifully restored with this in mind – Space House is redefining the modern workspace, by offering six thoughtfully-designed lifestyle spaces, including a 16,000 sq ft event space. A beacon for change and a catalyst for innovation, Space House is redefining the future of work.
About us
Space House stands as one of London’s most remarkable mid-century buildings, redeveloped and modernised to offer a space where ambitious businesses and exceptional people can think differently and thrive. Designed by Seifert & Partners during an era of change and progress in the sixties, Space House is now listed as a Grade II building, having undergone a remarkable restoration and modernisation programme. The result is 255,000 sq ft of intelligent, adaptable, and characterful workspaces that redefine our understanding of modern ways of working. It demonstrates the power of thoughtful redevelopment in preserving heritage. Heritage buildings can reveal workspaces filled with personality and new spaces for creativity, learning, socialising, focused work, exercise, and rejuvenation, cultivating an authentic sense of community. Located on its own island site, the building rises seventeen storeys above its Covent Garden location, offering rarely seen 360-degree views of the city. Complemented by a one-acre public piazza, Space House offers six new lifestyle spaces and a curated learning and cultural programme to enrich the days of those that visit and work here. Space House recently hosted the National Blue Plaques reception for Historic England. The Blue Plaque celebrates people throughout history that have made an exceptional impact in their field, or a significant contribution to people's happiness and welfare. The evening’s speakers included the Chair of Historic England, Lord Neil Mendoza and Ronald Hutton CBE, Blue Plaques Panel Chair and Space House developer, Seaforth CEO and founder, Tyler Goodwin. Tyler shared his thoughts on the event: “It was such a pleasure to host Historic England at Space House for their annual celebration of their iconic Blue Plaque. Thank you Lord Mendoza and the Historic England team for the honour and for the opportunity to use our multi-function lobby lounge.” The night began in the Tower Lobby on the ground floor of Space House, with double-height ceilings and floor-to-ceiling windows, before guests headed up to the roof terrace to enjoy a drinks reception with 360-degree views of London that can be seen from Space House. The event brought together the Historic England community, celebrating the work they have achieved this year, including the unveiling of four new blue plaques. This year's plaques included Daphne Steele, the first black matron in the NHS; Clarice Cliff, ground-breaking ceramicist, George Harrison, the iconic musician and humanitarian and Hollywood legend, actor Cary Grant. Thanks to all those who came along and made it such a special evening. #historicengland #blueplaque #spacehouselondon #londonevents

In his recent exploration of the renaissance of the architecture of Richard Seifert, Jonathan Morrison, writing for The Spectator, highlighted the success of Space House’s second life as a premium workspace. Here are the key takeaways: ⦿ Space House offers a “template for those other buildings from the period that haven’t yet been destroyed” that could be reused, thanks to the considerate restoration of the original building by developer Seaforth and architects Squire & Partners. ⦿1960s chic is cool again - A heritage building that has been carefully restored, Space House is ‘like stepping into a time capsule’ with its ‘marble aggregate floors, timber panelling and ribbed concrete’. ⦿The quality of the supporting structure has meant that now additional floors have been added, and the energy efficiency has been dramatically improved, Space House is set to last for the next 100 years. Tim Gledstone, Senior Partner at Squire & Partners described the ‘mastery’ of Seifert’s design. Space House was worth saving not just for its ‘perkily futuristic architecture’, as described by Barnabas Calder, architectural historian at the University of Liverpool – but for the resulting carbon savings and positive environmental impact. Restoring Seifert's 1960s creation has resulted in embodied carbon savings 10,700,000 kg of CO2. As Morrison calls to attention, Seifert’s work is thought to have had more impact on London’s skyline than Sir Christopher Wren. Seaforth and Space House are proud to be part of the re-evaluation and appreciation of Seifert’s pioneering concrete masterpieces. For Monocle’s latest episode of The Urbanist, Seaforth CEO Tyler Goodwin and Senior Partner Tim Gledstone of Squire & Partners spoke to Carlota Rebelo about ‘Restoring Space House’, as part of the Monocle’s episode on ‘Protecting London’s Past’. Tyler and Tim discussed how they updated the Brutalist icon of the 1960s, Space House for a sustainable future, as well as the challenges they faced in doing so. From updating the public realm around Space House to offer premium end-of-trip cycle facilities instead of car parking, to transforming the outdated mechanical equipment within the building, to ensure it now meets the highest environmental standards. The building now has a BREEAM Official ‘outstanding’ rating, which has been achieved whilst preserving the vision of the original architect, Richard Seifert. When asked if the restoration of Space House should be used as a blueprint for other refurbishment projects, Tyler Goodwin gave his thoughts on how there is not a cookie-cutter approach: “It’s about finding the authenticity of a building, the story and a narrative and having a chance to celebrate it, whilst respecting the need for modern and new. When doing so, you need to find the right partners…and patience.” Listen to the full episode now: https://lnkd.in/eDBY8A7q With thanks to Andrew Tuck, Carlota Rebelo and the team at Monocle. #podcast #sustainability #restoration #retrofit

"The bold architecture, distinctive circular form and careful replication of period style give this building a unique and appealing character. Combined with the outstanding environmental credentials, Seaforth should have no shortage of ready takers" - Thomas Lane, Building Magazine. Space House has been featured in Building Magazine, exploring how the recently completed redevelopment "restores and celebrates the building's groundbreaking architectural qualities". Developer Tyler Goodwin, CEO of Seaforth spoke to Building Magazine about his experience of discovering the Richard Seifert building: “When Space House came available, I fell in love with the building as it is a stunning piece of architecture.” The transformation by Seaforth and architects Squire & Partners now offers light-filled workspaces with openable windows, a new members-style clubhouse and terrace on top of The Block and a repurposing the original car-focused spaces into a restaurant, a one-acre public piazza, underground cycle parking and event space. Two floors have been added to the top of the tower – one a replica of the floor below, the other, set back from the façade with a panoramic terrace with 360-degree views of London. The restoration has significantly improved the operational performance and sustainability credentials of the workspace to ensure it is it fit for the future. Space House will be the first listed building in London to achieve a BREEAM Official 'outstanding' rating, "no mean feat for a building of this vintage". Space House London reposted this
Here is proof that Space House gives you incredible sunsets looking East. Another great sunset last night from atop Seaforth's Space House London (looking West here in this photo below). But I think my favourite view is the Sunset reflecting off the City of London Corporation's beautiful skyline and Canary Wharf Group's buildings in the distance and The London School of Economics and Political Science (LSE)'s campus in the foreground. Shout out to Almacantar's Centre Point Residences, which must have some equally spectacular views and to Heatherwick studio as they redesign BT Tower into a hotel which will no doubt also enjoy these same views.

On Wednesday, we celebrated the official unveiling of Space House! 🌟 Open to the public for the first time, the new Public Piazza was serenaded by an acapella choir, serviced by a street food truck and embellished with a vintage Aston Martin. Guests experienced the stunning new Tower Lobby and Lounge with terrazzo flooring, fluted timber and concrete panelling and mid-century styling, before touring the building and enjoying cocktails and lunch at the top of the Tower. As day flowed to dusk, evening guests arrived to take in the panoramic views of London's skyline and enjoy a full moon illuminating the City. Surrounded by the captivating sounds of a seven-piece string orchestra and Irania Mancini, the evening embodied the spirit of innovation and creative artistry—perfectly inspired by the DNA of Space House. Drawing inspiration from the local neighbourhood of Covent Garden and the mid-century design of the building, the event was a true celebration of past, present and future.
