What is the difference between a Senior Quantity Surveyor and a Quantity Surveyor? 🧐 This may sound like a daft question, however, when speaking to clients, the clear differences are becoming a grey area due to overworked teams and fast-track promotions. What do you think are some clear differences in the roles in relation to responsibilities?

It’s never too early to bring in a quantity surveyor. I like to get involved pre-tender, and to be in the room when the plan is discussed. I previously worked as a contractor surveyor, so I understand the issues on that side too, and can usually contribute an insight or two. They evaluate and manage the cost implications of variation orders, ensuring the project stays within budget while fulfilling its intended purpose. Immediate steps a Quantity Surveyor needs to take when one of the contractors working on his project becomes insolvent: — Secure the site, if necessary by employing a security firm. This action is necessary as sub-contractors and other creditors may try to remove material and plant from site; some of these materials may have been paid for and therefore will be the property of the employer. — Once the site is secure an accurate assessment must be made as to the state of the works and how much is required for completion. This is usually done by quantity surveyors appointed by the receiver. — Stop all payments to the contractor. — A check should be made to ensure that the works continue to be insured. — If the contract required the contractor to take out a performance bond, the underwriters should be informed.

Broadly speaking, there are two types of Quantity Surveyor roles - working for either the contractor or for the client directly. The Contractor's Quantity Surveyor will typically spend more time onsite, managing sub-contractors and any specialists. While site visits will be required for valuations and meetings, the client's Quantity Surveyor will be focussed on budget estimations and working alongside professionals such as engineers and architects to prepare tender documents.

Key Differences of Cost Controller vs Quantity Surveyor. * Scope: Cost controllers often work across various types of projects or departments, focusing on overall financial management, whereas quantity surveyors specialize in construction-related cost management. * Detail Level: Quantity surveyors tend to work with detailed construction data, whereas cost controllers might manage broader financial aspects across multiple projects or business areas. * Contract Role: Quantity surveyors are more involved with contract negotiation and management, while cost controllers focus on monitoring costs and financial performance.
