Interesting article by Jeffrey Rembaum on page 29 of this months FCAJ titled "A Differing Tale of Two Terminating Condominium's" In my estimation, there are generally three buckets that Florida Associations find themselves as it relates to perpetually increasing operating costs and the requirements of SB 4D and HB 1021. Bucket 1: Associations that have been conservative budgeting wise every year, funded reserves and have been proactive with making sure the building is in compliance with mandatory milestones/building safety etc. Bucket 2: Associations that have some work to do to meet requirements next year however have been working on it and should be fine by getting bank loans or special assessing directly from the unit owners. Bucket 3: Associations that not only have not been proactive with budgeting, reserves and keeping up with the milestones, but also where the vast majority of the unit owners have indicated that they cannot afford to keep the Association going. In the case of Bucket 3 Associations, it seems to me that there should be a more defined path for Associations to terminate legally. The question in reference to the article mentioned is which of the two routes will the courts take as minority hold outs take termination attempts to court and what is their liability to all the unit owners should things go south for not terminating.

In a community, when you go from 150 members to 1500 members, it's totally different. Access to resources is different. Time spent is different. The ability to track everybody that you're trying to build relationships with is different. It gets totally different. That’s why we are capping the membership of the Small Business Owners Community at 200. When we hit 200 people, we'll start a wait list and you can't come in. When you post a survey to social media that you think will resonate with your ideal customer… No response whatsoever after 24 hours… Reasons for lack of response could be: ☁ I’m not posting frequently enough in these FB groups ☁ I’m posting at the wrong time ☁ Content of post was not appealing/worded wrongly ☁ Misunderstood customer needs From this my main positive takeaways are ⛅ post and interact more frequently with local FB community groups ⛅ Revise post content and repost content and survey in a week at a better time of day. ⛅ Review what customers actually want . 🌠 Rome wasn’t built in a day. 🌠 Use the lack of reaction to reframe/navigate toward something to get a better reaction. 🌠 Once people realise you have a passion to understand what they want, they will take more interest. 🌠 Provide more value in different ways Here's a link to the survey: https://lnkd.in/euiEHThK
