The assessed value is typically calculated based on a percentage of the property's market value, which is the price it might sell for on the open market. However, the assessed value is not necessarily the same as the market value. Different jurisdictions have varying methods and formulas for determining assessed value. . . . #assessedvalue #realestate #property #residential #commercial #realestateconsultant #realestateagent #realestateadvisor #invest #investinrealestate #propertytax

Appraisals rely heavily on public data sources. However, blind trust in public data is not a strong business plan, and especially for real estate appraisers. I see multiple instances where the actual sale price differs from the sale price reported to the government. Verification of data is an important step in the appraisal process, so the sage advice of “trust but verify” applies in the real estate appraisal process. Have questions? Please reach out! Did you know that Real Estate trading is also something like dating? 😅 It is. Because more you're in the market the more people think something's wrong with you. 😅 🌝 So, what causes a property to stay longer in the market? 🤔 There are many reasons but most of the time it is something to do with the selling price. Maybe it's well above the market price, maybe it worths more than the decided price. Could be many things. But if it is "price" keeping your property in the market, the only solution is getting a proper property valuation as soon as possible. By that you can know what your property really worth and find a buyer soon. So, if you also have a property in the market and you don't know why no one is ever interested in it, then you my friend, need professional help. 🌝 Visit www.panglobalproperty.lk. #RealEstate #Experts #PanGlobalProperties #Professional
