Do you include cleaning fees in your rates for hotel-centered OTAs? I love traveling during the shoulder season, even for a little staycation or a road trip. No crowds, and prices are typically cheaper. It’s usually just me and my husband, and we stay for one night in one place. Last week we traveled through the wine country in Eastern Washington. As a travel enthusiast and industry insider, it strikes me every time I see prices on private apartments or studios skyrocketing for such a short stay, mostly due to exorbitant cleaning fees. Imagine my disappointment when a promising $74 per night rate on Booking.com quickly ballooned to 200% more for a 1-night stay due to a hefty $170 cleaning fee! In fact it was more than 4* hotel with a pool 😱 Sure enough, I booked a room with a view in a beautiful historic hotel in downtown Spokane instead. It was cheaper, yes. But more importantly, it was psychologically more acceptable than paying $170 for the cleaning fee for a one-night stay, especially when most guests do not even use the kitchen. With this rant, I just want to bring attention to urban STR managers competing in a hotel market. Of course, pitching a $70 nightly rate will draw attention to your property, but will lookers turn to bookers at the last stage of sale? Did you know that some OTAs punish property rankings if they don't convert, seeing it as something wrong with it? If you are competing in a hotel-centric market or listed on OTAs like Booking.com, Hopper, or Expedia Group, first of all, include some of the relevant rooms in your comp set to track them down. Hotels, with their advanced revenue management, are usually a pretty good indicator of demand and events in the area. But most importantly, consider including a cleaning fee in the rate or lowering /prorating the fee for a shorter stay. Keys to the Pool, Not the Room Hotels are increasingly making some of their most enviable amenities available to day pass holders. Day passes to resorts can be a thrifty traveler’s splurge or a local’s daycation. While the concept isn’t new, it’s grown rapidly in the wake of the pandemic as hotels, still recovering from the tourism collapse, seek to monetize their underused spaces such as pools, spas and even meeting rooms. The day-pass boom dovetails with concerns about rising prices. In a 2023 survey by Booking.com, nearly 70 percent of American respondents said they planned to budget more tightly for travel in 2024, and 64 percent reported paying closer attention to travel deals than in the past. For travelers, day fees can be a fraction of overnight rates. The average luxury hotel in the United States cost $381 a night in May, according to CoStar Group, which tracks the hospitality industry. ResortPass access, sold on its app and website, starts at $25 a day and the company says over 70 percent of its more than 1,500 hotels globally offer a day pass for $65 or less. While this concept is not new, it has gained in popularity over the last 18 months. I have used this service at a boutique resort in Dunedin, FL Loved every minute of my time there. Its not just about heads in beds anymore.

The Booking.com #TravellerReviewAwards2024 are out again and this article in Hospitality net (https://lnkd.in/dnXHUpvZ) wraps up some interesting details. Such as "Apartments (are) dominating as the most-awarded accommodation type (710,687) for the seventh year running in 2024. For the second year in a row, holiday homes (213,824) have edged out hotels (179,357) for the number two spot, while guest houses (84,715) and B&Bs (71,514) round out the top five most-awarded accommodation types globally." "Overall, there was a 10% increase in awards granted to vacation rentals and other unique properties that offer an alternative to the traditional hotel experience, demonstrating continued traveler appreciation for a broad range of different kinds of stays and the unique hospitality they can provide." Ever wonder what REALLY happens when you book your hotel through a third-party? Booking through OTAs (online travel agents) like Expedia or Booking.com might seem convenient, but there are hidden costs and complications for both you and the hotel. Hotels often pay high commissions, which can affect the quality of service you receive. Not only that, but third-party bookings complicate communication, as requests and complaints must go through a middleman (the booking agent) which slows down resolution times and often leads solely to frustrations for everyone involved. Booking a hotel should be an exciting part of planning your trip, but it can quickly become overwhelming when you realize that prices vary widely depending on where, when, and how you book. The reality is that hotel prices can fluctuate based on several factors, including the online booking portal you use, the date and time of your booking, and ongoing promotions. These promotions can differ not just from one booking site to another but even within the same website at different times, making it difficult to know if you’re truly getting the best deal. Let’s say you’re booking a hotel for a summer vacation. You check the prices on one website and find a rate that seems reasonable. However, when you check another site, the same hotel room is available at a lower price. I had a recent experience that many travelers can relate to—arriving at a hotel only to find out my room was not available due to overbooking. This is common in the hospitality industry and has a major impact on guest satisfaction and loyalty. Overbooking policies are implemented to maximize occupancy rates and revenue, anticipating that some guests will cancel or not show up. But, this approach can backfire when all booked guests arrive as planned. The result is a scramble to accommodate everyone, often leading to guests being "walked" to another hotel. From a guest perspective, this can be really frustrating. After a long journey, the last thing anyone wants is additional stress and inconvenience. Hotels and vacation rentals may profit quickly from overbooking but can lose their reputation and customer loyalty in the long run. Guests who experience overbooking may decide not to return and often share their negative experiences with others, impacting the brand image of hotels and vacation rentals. One way to mitigate this issue is to enhance communication with guests. Advanced notice and clear explanations can go a long way in maintaining trust.
