When are support columns that are rated as "temporary" or "not for permanent use" okay to use? These types of columns (hollow steel columns with a removable pin) are often called out in a home inspection report. While the presence of these types of columns suggests a non-standard or insufficient repair, sometimes they are acceptable. When are the acceptable? Well, they are acceptable when they are use for a temporary application, of course. But also if they are only added to improve minor conditions such as to take the bounce or squeak out of a flooring, or in this case, to take a bit of the belly out of a sagging floor system in an old house. Concrete underlayment is a thin coating material that is poured over a concrete substrate. Heritage Masonry Walls Key items that you need to be mindful of when looking to purchase an old dwelling. Heritage brick walls are built from soft clay brick and weak mortar which over time degrade and cause weakness in the overall structure. Unrestrained brickwork is also common. The highlighted cracking and movement in the attached photo is a result of applied loading to the wall where restraint changes. Also rising damp is a characteristic of the walls, as the sub-base has not been isolated from the upper walls. Damp walls will result in mould growth and potential damage to timber floors, architraves and skirting. These items can be rectified / treated but are typically quite an expensive exercise. A detailed Prepurchase inspection will pick up these items and will provide a basis for the financial offer.

Standards for semi-dry screed The minimum thickness of a semi-dry screed is 20 millimeters. This value is suitable if the rough finish has a dry base. For example, in the form of expanded clay. A two-centimeter pour on top is made of reinforced concrete or metal cement. Are you using sand concrete? Reinforcement is useful for minimal but durable pouring. The permissible extreme height increases to 4 cm. Penoplex can be used as insulation for semi-dry screed. These are special sheets, slabs of expanded polystyrene, which perfectly maintains the indoor microclimate and retains heat. The minimum thickness of a foam floor screed is 2 centimeters. But this installation is suitable for light loads. If reinforcement is added to the penoplex, the starting height becomes 5 cm. Dry screed thickness Here the minimum values are slightly higher - 4.5 cm. Dry installation is a system of loose flooring with a special sheet material on top. It has its advantages. For example, in the form of ease of installation and the absence of a long drying period.
